Breakaway Management specializes in condominium, town home, and homeowner association management in Chicago and surrounding suburbs. We currently have a part-time position available for a property manager. Job Description: The Manager will provide management services to 250+ condominium units located across a portfolio of 13 buildings located in Chicago and surrounding suburbs. The ideal candidate will work remotely and be responsible for all operational and financial aspects of property management including, answering resident questions, overseeing vendors and other service-providers, responding to and coordinating maintenance requests, attending board meetings, and inspecting the property. Responsibilities: - Support the Association's Board of Directors - Coordinate, prepare for, and attend monthly/quarterly board meetings - Address all maintenance requests filed by homeowners - Submit and analyze bids from vendors for short-term and long-term capital projects - Assist all outside vendors with property issues - Perform routine property inspections - Oversee maintenance and janitorial staff - Handle and coordinate move-in/out requests - Enforce community rules and regulations - Be familiar with monthly financial reports, and be able to analyze and report status - Assist with budget preparation Qualifications: - At least 2 years of property management experience relevant to community associations - Thorough knowledge of property management documents (Illinois Condominium Act, municipal laws, Association Declaration and Bylaws, Property Rules and Regulations, Certificates of Insurance and Vendor Contracts) - Active CAM license with the State of Illinois - Detail-oriented and strong communication skills - Strong organizational skills Knowledge and Skills: - Communicate effectively with Board Members and homeowners - Comfortable with using web-based management tools and software platforms - Working knowledge of Microsoft applications such as Word and Excel - Working knowledge of Google office products such as Docs and Sheets - Understand how to read basic financial statements Job Type: Part-time Pay: From $40,000.00 per year Benefits: * Flexible schedule Schedule: * Evenings as needed * Monday to Friday * Weekends as needed Application Question(s): * What year did you obtain your CAM (Community Association Management) license in IL?
