Real Estate Representative Reporting Relationship: Reports to Director of Real Estate Summary of Responsibilities: A. Coordinates activities related to the leasing and development of retail, restaurant and other non-hotel real estate for a large national real estate portfolio. B. Reviews and processes various documents including leases, contracts, site plans, construction drawings, environmental reports, and easements. C. Identifies needs for vacant or underperforming properties, prepares marketing materials for each property, creates a targeted prospect list for each property, and interfaces and maintains professional relationships with key tenants, buyers, developers, landlords, attorneys, franchisees, and other real estate professionals on a regular basis. D. Conducts and oversees real estate evaluations including site investigations (surveys, geotechnical, environmental, utilities, traffic counts), appraisal reports, feasibility studies, market and demographic analysis, and financial analysis. E. Engages government officials and utility companies for the purpose of acquiring permits, negotiating easements, and attending public meetings. F. Optimizes the performance of non-hotel real estate properties, reviews and audits operating expenses, identifies inefficiencies and recommends effective solutions. G. Assists with certain construction projects, review plans, procures construction pricing, assists with implementation and execution of construction plans, and inspects construction quality. H. Assists with management of real estate taxes for a large and diverse portfolio of different asset types in numerous jurisdictions. I. Partners with internal management, including the executive Team, Legal, Accounting, Operations, Design, Construction, and assists in the preparation of deal summaries, lease abstracts, financial analyses, and internal real estate committee memos. J. Travel around St. Louis and to Cape Girardeau regularly. Trips out of region will occur as needed. Personal Qualifications: The ideal candidate would be an individual who displays strong critical thinking and analytical skills, along with excellent drive and attention to detail. The candidate must be sensitive to the interpersonal aspects of the job, maintaining good working relationships both within and outside of the organization. Candidates must be proactive, flexible, well organized, thorough, and self-motivated. The candidate must be straightforward and open in communications, and should be proficient at presenting information clearly and accurately to all levels within the organization. Minimum Experience and Skillset: A. Bachelor's Degree B. 1 - 4 years in real estate development, leasing, or property management. Construction experience is a plus. C. Superior analytical, technical, and presentation skills, including strong attention to detail. D. Ability to prioritize and manage multiple complex projects while being a detail oriented, hands-on team player.
