Full description of the position

RELATIONSHIP The Area Sales Manager reports to the CEO. PURPOSE The Area Sales Manager is responsible for hands on sales execution at the community level through generating new sales leads, converting leads to move- ins, implementing sales systems, developing external business relationships to generate referrals. PRINCIPLE DUTIES AND RESPONSIBILITIES Accounting * Codes and submitts community sales department invoices for processing and payment. Understands and manages the department budget to include labor and the other expenses and its impact on the community's bottom line. Account Management * Studies the Market and contributes to the creation and implementation of a dynamic, successful Marketing Plan. * Uses discretion and independent judgment in identifying referral sources and how much time to devote to particular marketing strategies. * Plans and executes regular scheduled presentations to professionals Analysis/Reporting * Provides detailed and accurate weekly and monthly sales and marketing productivity reports, critical success factors (comparing industry trends), including analysis, to Aponi Management and the Property Ownership Groups. * Manages sales and marketing data, audits, training, analysis, and implementation * Maintains a thorough working proficiency of Customer Relationship Management (CRM) lead tracking database and keeps all contact records current. * Ensures inquiry forms are always available at the properties * Ensures qualified leads are entered into the CRM database * Completes Marketing Action Plan when required on a timely basis each month * Conducts bi-annual competitive market research and provide all data (i.e., including rates, apartment sizes, services, and amenities) necessary to complete an accurate ranking and analysis of designated competitors in the communities' market. * Understands competitive opportunities & threats and presents strategic alternatives. Communication * Presents the company in a positive and professional manner * Presents self in a positive and professional manner * Meets monthly with CEO to review sales and marketing activity, quality assurance, and other key marketing issues * Assists in completion, production, and roll-out of Standard Operation Procedures Computer Skills * Produces proposals and presentation packets * Maintains sales and marketing database * Facilitates website administration providing monthly website activity report to senior operations team and working with vendors to ensure up-to-date information is on the site Organization / Prioritization * Demonstrates effective time management and organization skills and has the ability to multi-task Problem Solving / Decision Making: * Troubleshoots customer service issues, presenting problems or anomalies to the CEO. Sales * Strives to educate the community at large about Aponi's unique approach to Active Adult Living. * Recognizes opportunities to market Aponi communities and acts upon them as appropriate * Works in partnership with industry partners to insure new lead generating activity has appropriate marketing support to maximize effectiveness * Provides customer service by responding to corporate phone, mail, or email inquiries and appropriately communicating to the team. * Positively influences and impacts sales activities for the community * Assures that occupancy and sales productivity goals are consistently met * Meets or exceeds standards in sales productivity * Conducts tours with prospective residents and their families * Personally closes new sales in the community * Implements, monitors, and promotes resident referral programs to generate new referrals * Conducts professional outreach for lead generation purposes * Maximizes occupancy and revenue opportunities for the community Standards of Excellence * Models the core values at all times * Strong relationship skills * Considered best of the best Strategy * Gathers competitive market analysis data and maintains a detailed competitor comparative analysis Training * Partners with sister company Phoenix Senior Living to get an understanding of expectations and best practices. * Attend a Selling skills and CRM lead tracking database course with 90 days * Completes all state required training * Keeps abreast of professional developments in the field by reading, attending conferences and training sessions Vision / Innovation * Analyzes the strengths and weaknesses of the cluster against competitors EDUCATION/EXPERIENCE/LICENSURE- CERTIFICATION * College degree preferred, 3-5 years experience in sales and marketing, preferably in senior housing * Previous experience working with the elderly and/or disabled in a paid or volunteer position is highly desirable Not applicable.
