JOB SUMMARY- LEASING & SALES REPRESENTATIVE Primarily a sales position with a strong emphasis on customer service and achieving results. The leasing position manages the process from start to finish, presenting the community enthusiastically, overcoming objections and building relationships. Outside sales are required to uncover new business opportunities. This is a full-time on-site position based in San Antonio. DUTIES/ RESPONSBILITIES * Performs leasing of apartment units to prospective residences by communicating the values of residence at the property * Responds to phone and emails inquiries from prospective residents in a timely manner * Proactive/ outside sales * Develop rapport & trust with current residents; ask for business referrals for others within their organization * Negotiating lease terms and conditions, preparing lease agreements, conducting background checks and managing the entire leasing process from initial inquiry to move-in * Maintain a strong closing ratio * Shops other properties to understand the competition and ensure we are aligned in the marketplace * Take phone calls for maintenance request from residents. Collaborate with maintenance teams to address property upkeep and repairs * Monitors the property to identify and report potential safety hazards and concerns to ensure quality property aesthetics * Proactively contacts residents with expiring leases to propose renewals in advance of expiration. * Displays a friendly and courteous attitude with other employees, maintains and promotes a good workplace attitude. SKILLS/ ABILITIES * Exceptional customer service skills and conflict resolution skills to resolve issues * Ability to communicate verbally, clearly, concisely and in writing * Ability to visually inspect units, grounds, and other aspect of the property to determine adherence to standards * Proficiency with Microsoft Office applications (Word, Excel, Outlook) * Ability to maintain confidentiality and maintain appropriate discretion * Ability to work weekends and evenings as needed * Opportunity for commission * Potential for benefits to be added at a later date Job Type: Full-time Pay: $18.92 - $19.73 per hour Schedule: * Monday to Friday * Weekends as needed Ability to Commute: * San Antonio, TX 78249 (Required) Ability to Relocate: * San Antonio, TX 78249: Relocate before starting work (Preferred) Work Location: In person
