Full description of the position
Position Summary Serve as the face of the company, seeking to develop and preserve relationships that generate enthusiastic Brookline Homes buyers. Serve Brookline Homes customers while uncovering their home buying needs. Coordination of the new homes sales & marketing within single/multiple developments and/or communities using Brookline Homes standards and processes. Ensures that customer satisfaction and quality are maintained throughout the selling process by implementing Brookline policies and procedures. As a Community Manager, i.e. Sales Agent, you're expected to take complete and total care of the community you're assigned as well as its model and spec home appearance and condition. It's your job to make sure each spec is ready to sell which includes but is not limited to - maintaining marketing materials, ensuring the home is clean (inside and out), double checking accuracy of information on third party marketing sites and marketing the homes on social media. Duties and Responsibilities * Follow and embrace fundamental sales process that encourages repeat buyers and referrals. * Generate personal sales leads. * Constantly seek ways to enhance the Brookline home buying experience. * Professionally answer emails, web inquiries and phone calls. * Achieve a high level of customer satisfaction which meets or exceeds company established standards. * Perform all job duties with a strong sense of urgency to meet time, quality, and budget targets. * Keep clear channels of communication open with fellow co-workers, leadership team and customers in compliance with company guidelines. * Conduct your own "boots on the ground" competitive analysis for all new home competition in your area. * Maintain the "Market Ready Homes" in a presentable "sellable" condition, and work with the construction department. * Implement policies, required paperwork, procedures and philosophies of the company. * Coordinate the maintenance of proper sales literature in the model homes including but not limited to contracts, plat maps, covenants, floor plans, price sheets, standard features, new home worksheets, etc. * Record keeping, including but not limited to contracts, agenda, releases, etc. * Communicate orally and via email with lenders, real estate agents, title companies, customers, and other employees. Weekly updates for pre-sale customers REQUIRED. * Participate in all sales meetings, seminars, and training classes. Some travel may be required. * Maintain a social media presence for effective marketing and branding purposes. * Build and maintain relationships with customers, real estate agents, and referral partners within the community. * Must use Lasso to market and communicate with prospects and realtors to increase lead conversion. * Track all communication with the CRM system. * Use Lasso to maintain community traffic and coordinate follow up with buyers. * New traffic should be entered into the CRM system the day of the initial visit/contact. * Tasks should be set up in the CRM and followed to maintain an accurate timeline of follow-up correspondence. * Perform presentations, lunch meetings, or community walk throughs with real estate agents and brokerages to increase marketing. * Conduct weekly community meeting with community superintendent to address community/ buyer needs. * Help maintain Brookline website and third-party listing sites by collecting construction update photos and communicating with the Marketing department. Required Qualifications * Valid North Carolina Real Estate License * Required to keep current. * Valid Driver's License and be able to drive for company business. * Prior new-home sales experience preferred. * Construction industry knowledge preferred. * A college degree in a related field is preferred. * Relational: must be an effective communicator with the ability to build trust. * Energetic: must always be positive. * Self-Starter: ambitious, motivated, and focused * Inquisitive: always asking questions and discovering the needs of potential buyers. * Self-Managed: superior organizational and time management skills. * Ability to use Adobe, Excel, Word, etc. to submit contracts, reports, status updates, etc. * Willingness to go the extra mile to increase traffic to the community and achieve sales and company goals. * Ability to organize, prioritize, and schedule work assignments and closings. * A positive attitude and willingness to be part of a team. * Vision for near, mid-range, and far. Hearing for low, medium, and high pitch. * Effective communication skills when dealing with co-workers, trade partners, and homeowners. * Requires physical ability for standing, sitting, crouching, kneeling, frequent walking, reaching above head and below waist. * Must be able to sit for up to eight (8) hours to perform all types of job duties and responsibilities. * Must be able to walk with prospective buyers through the model home and/or through the community to demonstrate features of home and community. * Must be able to speak in a manner to properly communicate with management, staff, and customers. * Must be able to receive and place telephone calls in a professional manner, according to company policy. * Ability to lift 5-10 pounds. * 40-50 hours per week. * After hours may be necessary on occasion for trips or to meet deadlines. * Monday - 11am - 6pm * Tuesday - 11am - 6pm * Wednesday- closed * Thursday- 11am - 6pm * Friday - 11am - 6pm * Saturday- 11am - 6pm * Sunday- 1pm - 6pm Work Environment & Physical Requirements: Hours & Salary Range: You are expected, but not limited, to perform/maintain the following: * Signage *Yard Signs - *strategically placed throughout the community in front of move in ready, under construction, or available lots to convey availability to future buyers. Make sure the signs are in good condition. * Bandit signs/flags - direct prospects where to go in the community. Make sure signs and flags are in good condition and readable. * Model Home *Work Zone - *work desk, training materials, notes, etc. Make sure your personal workspace is kept tidy and presentable. * Marketing Materials - Brookline Standards, vendor information, available upgrades, available lots and properties. Make sure all are presented and in good shape. * Cleanliness - Model Home should always be clean. * Spec Homes *Inside and outside cleanliness - *Are they ready to sell? Would you buy this home in its current state? * Spec home information and business cards - Available in all spec homes. * Functionality - Lightbulbs, air filters, windows, sinks, etc. all work properly. * Social Media Presence * Assist with pictures, videos, and other necessary information to promote Brookline Homes as well as its communities, products, venders, etc. * Realtor Relationships * Build and maintain relationships with real estate agents and brokerages to promote Brookline Homes and increase sales volume. This includes but is not limited to presentations, lunches, meetings, events. Schedule The sales agent shall be in their sales office and ready for the day when the sales office is open for sales unless prior arrangements have been made. The hours below reflect daylight savings time hours. The office will close at 5pm when not in daylight savings time. The sales agent shall work 5 days per week and Brookline Homes shall arrange for your day off to be covered. During Daylight Savings time the hours shall be: During Normal time the office will close at 5pm. Compensation Compensation will be paid out as outlined below. All amounts listed below are prior to any local, state, or federal taxes as well as any medical, dental, vision, or any other benefits. Brookline pays for your Health insurance vision and dental will be deducted from your bi-weekly paycheck if elected. * Base Salary + Commission * Termination/Resignation - Should the Community Manager be terminated or resign, the commission shall be as follows: * <30 days to closing - 100% of the commission for all closings within 30 days. * >30 days but less than 60 days 50% of the commission shall be paid. * >60 days no commission shall be paid.
