Leasing & Marketing Strategy Lead Location: Washington, DC (Hybrid - Local travel required) Reports To: Executive Team Overview: We're seeking a hands-on, results-driven Leasing & Marketing Strategy Lead to take full ownership of our portfolio's leasing performance and marketing effectiveness. This is a senior-level execution and oversight role: while you will have administrative support, you are responsible for doing or ensuring that all tasks related to leasing, marketing, reporting, and compliance are completed accurately, timely, and professionally. You must be ready to visit and provide tours of units regularly , build and manage a leasing team, create reporting dashboards, monitor lead follow- up, and act as the point person for real-time leasing and marketing performance across all properties. Key Responsibilities: * Personally tour and show units as needed, particularly for key properties and prospects. * Oversee and manage all lead tracking, guest card responses, and follow-up communications to ensure strong lead conversion. * Act as the portfolio's real-time leasing performance expert -- occupancy, vacancy, pricing, and leasing velocity. * Build and lead a leasing team (part-time) across the local portfolio and regional properties. * Ensure all properties are marketed on all major listing platforms (Bright MLS, Zillow, AppFolio, [please apply online] and others). * Oversee support staff responsible for listing entry and maintenance -- and step in and perform the work directly when needed. * Manage the accuracy, optimization, and freshness of all online listings, marketing descriptions, and photos. * Develop and execute marketing strategies to generate high-quality leads. * Build and maintain internal dashboards and weekly leasing reports tracking occupancy, vacancy, leasing velocity, pricing trends, and lead conversion. * Analyze leasing and market data to inform pricing, marketing efforts, and staffing needs. * Ensure full compliance with Fair Housing regulations across all leasing and marketing activities. * Maintain working knowledge of Section 8 and voucher-based programs. * Train and hold team members accountable for Fair Housing and program compliance. Qualifications: * 5+ years of experience in leasing, marketing, or property management, preferably with multi-site portfolio oversight. * A valid DC, MD, or VA Real Estate Sales License OR a DC Property Manager License is required for consideration. * Proven success building and managing a leasing team. * Strong knowledge of Fair Housing laws and experience handling Section 8/voucher leasing. * Ability to create actionable dashboards and data reports (Excel, Google Sheets, or BI tools). * Familiarity with AppFolio and Bright MLS strongly preferred. * Exceptional organizational, leadership, and communication skills. * Hands-on mindset: willing and able to directly handle listings, showings, and lead management as needed. * Highly proactive with a "no excuses" mentality toward results. Success Metrics: * Achieve and maintain target occupancy goals. * Ensure full, accurate, and timely marketing presence across all properties. * Build and maintain a strong, productive leasing team. * Deliver consistent weekly reporting for real-time decision making. * Maintain 100% compliance with Fair Housing and voucher program requirements.
