Job Summary We are seeking a dedicated and experienced Property Manager to oversee our residential and commercial properties. The ideal candidate will be responsible for ensuring the efficient operation and maintenance of properties, maintaining high occupancy rates, and providing excellent customer service to tenants and landlords. This role requires strong organizational skills, a solid understanding of property management practices, and the ability to effectively communicate with various stakeholders. Responsibilities * Manage day-to-day operations of assigned properties, ensuring they are well-maintained and compliant with all regulations. * Handle tenant inquiries and concerns promptly and professionally. * Oversee lease agreements, renewals, and terminations while ensuring compliance with relevant laws, including Section 8 regulations. * Utilize property management software, AppFolio, for tracking tenant information, payments, and maintenance requests. * Conduct regular property inspections to assess condition and identify necessary repairs or improvements. * Conduct tenant move-ins and move-outs as needed. * Coordinate maintenance activities using AppFolio to ensure timely resolution of issues. * Foster positive relationships with tenants, vendors, and landlords. Qualifications * Proven experience in property management or real estate administration is preferred. * Familiarity with property management software, particularly AppFolio, is a plus. * Strong knowledge of Hawaii Residential Landlord-Tenant Code and relevant laws governing property management and tenant rights. * Strong organizational skills with attention to detail in managing multiple properties simultaneously. * Effective communication skills both verbal and written; proficient in phone etiquette. * A proactive approach to problem-solving and conflict resolution.
