Overview We are seeking a skilled and experienced Portfolio Manager to join our dynamic team. The ideal candidate will possess at least 3 years of experience in property management, with strong leadership skills to manage and mentor teams, as well as a proven ability to ensure both owner and resident satisfaction. They should be proficient in property management software (preferably AppFolio), have a solid understanding of financials and market trends, and be proactive in problem-solving, with a focus on maintaining property appearance and operations. Qualifications * Proven Property Management Experience : Minimum 3 years specializing in meeting the needs of both property owners and residents. Experience in overseeing building site managers is a plus. * Education & Licensing: A Bachelor's degree is strongly preferred; a real estate license is highly encouraged. * Technical Proficiency : Experience with property management software is required. * Industry Expertise : Deep knowledge of local property management practices, with a demonstrated ability to independently research and resolve issues while effectively communicating findings to peers and leadership. * Strong Interpersonal Skills : Committed to fostering a positive work environment with excellent multi-tasking capabilities. A proactive approach to problem-solving, both individually and within a team setting. Responsibilities * Oversee Operations & Financials: Manage up to four hundred plus apartment units in a variety of buildings around Seattle, with a strong focus on financial oversight and operational efficiency. * Train & Support: Supervise, train, and mentor Resident and Community Managers who provide more direct operational work on these units, enabling high performance. * Ensure Owner Satisfaction : Cultivate positive relationships with property owners by addressing their diverse needs and concerns promptly and professionally. * Resolve Resident Issues : Address resident concerns swiftly, ensuring effective communication around financial matters, including monitoring ledger balances and resolving discrepancies. * Maintain Curb Appeal : Collaborate with the Maintenance team to ensure the exterior of buildings and common areas are well-maintained and visually appealing. * Adjust Rents & Leases: Use market analysis to adjust market rents in AppFolio, and assist in leasing apartment units as needed. * Utilize AppFolio : Efficiently manage leasing, resident communications, month-end owner reports, and various tasks using AppFolio software.
