What You'll Do: POSITION SUMMARY: Provide exceptional customer service to enhance prospect satisfaction by promptly initiating contact with leads and effectively managing follow-ups. This role involves conducting property tours, processing rental applications, and ensuring compliance with local, state, and federal regulations. Imperative to maintain up-to-date knowledge of rental rates, promotions, building amenities, and utilize property management software to manage records and reports. Additionally, the position requires staying informed about market trends, participating in marketing efforts, and collaborating with team members to ensure smooth property operations and the development of leasing strategies. Skills and Character Necessities: The Team Member will possess the following skills and necessities: Highly organized, detail oriented, and self-motivated Exceptional attention to detail and passionate about precision Willingness to roll-up sleeves to take on nitty-gritty executional tasks Strong analytical, verbal/written communication skills Ability to solve practical problems and deal with a variety of concrete variables Ability to appropriately handle confidential information Ability to present information effectively and to respond to questions from potential tenants Must willingly demonstrate the ability to work in a team-oriented environment Must demonstrate initiative - be a self starter with job duties assigned Proactive vs. reactive Impeccably organized Excellent knowledge of office suite software (Word, Excel, Adobe, PowerPoint, etc.) and technologies utilized in real estate and related industries (AppFolio) Excellent time management skills Calm and motivated under pressure Have patience when dealing with prospects and tenants Experience: The Team Member will possess the following: Minimum of two (2) years of leasing experience with residential buildings - highly preferred Experience in multi-family rental housing industry preferred Experience in public housing, project-based voucher, tax credit and Section 8 is highly preferred Strong working knowledge of New Jersey and Federal laws and regulations Reliable transportation and a valid driver's license Ability to serve on-call, as scheduled or as necessary. Ability to travel to attend various company gatherings either in the general vicinity of your home property or in another state. PHYSICAL AND OTHER REQUIREMENTS Must be able to lift a maximum of twenty-five (25) pounds or push, pull and move objects with a maximum effort of twenty-five (25) pounds. Must be able to read, write and speak the English language. Must be a minimum of 21 years of age. Must have the flexibility to bend/stoop/squat repetitively during shift. Must have the ability to sit, stand and walk extensively throughout the shift. Specific vision abilities are required of this job, including close vision, distance vision, and the ability to adjust focus. Must have the ability to interact verbally with all team members in a professional and friendly manner, despite periods of stress or high emotion. Involved with customers, team members, vendors, outside professionals, etc. under all conditions and circumstances. The Team Member will work in a well-lighted and ventilated office area. This position is subject to frequent interruptions. This Team Member may encounter difficult individuals such as team members. This position may require an expectation of working after normal business hours and on holidays and weekends with little or no notice. RESPONSIBILITY/STANDARDS OF PERFORMANCE Demonstrates the highest standards of personal and professional integrity and adheres to ProudLiving Companies' policies and procedures and complies with applicable laws, government rules and regulations Strives to make the living experience, particularly the first and last impressions, of the highest quality Oversee the leasing of ProudLiving properties on a daily basis Works with Property Level Teams to ensure efforts are made toward the property being leased to the fullest capacity and in accordance with budget guidelines and goals. Works with all Property Level Teams to work with the leasing team to achieve property goals and confirm that leasing staff techniques are effective in obtaining closing. In addition, ensures the leasing staff is gathering information about marketing competition consistently. Works with all Property Level Teams to continually monitor and analyze traffic, conversion ratios, and marketing data. Works with all Property Level Teams to participate in training in order to comply with new or existing laws. Presents self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community. Customer Service & Lead Management Summary: Enhance prospect satisfaction by providing excellent customer service, initiating prompt contact with leads, and effectively managing and qualifying prospects through follow-ups and property tours. Provide excellent customer service to enhance prospect satisfaction. Initiate contact with prospective residents within one hour of submission. Manage and qualify leads effectively and provide proper follow-up. Conduct property tours for prospective residents and provide information on unit features and building amenities. Application & Leasing Process Summary: Oversee the entire application and leasing process, including reviewing applications, conducting screenings, preparing leases, and ensuring compliance with regulations. Review and process applications from prospective residents, including background checks, credit checks, and rental history to ensure prospective residents meet the property's rental criteria. Follow up on applications with missing information and complete the applicant screening process, collect funds, and communicate results. Prepare all new leases and related addendums, ensuring compliance with local, state, and federal regulations. Maintain updated lease records and files and update records and reports in accordance with policy and procedures. Market Surveys & Marketing Summary: Stay informed about local rental market trends, pricing, and regulatory changes, and engage in outreach and marketing efforts to attract new residents. Stay informed about local rental market trends and pricing. Keep abreast of changes in rental laws and regulations, implementing necessary updates to leasing practices. Seek out new residents through outreach, direct marketing, and cold calling. Participate in marketing videos for social media platforms. Operational Collaboration Summary: Collaborate with property managers, maintenance staff, and team members to ensure smooth property operations and contribute to leasing strategies and policies. Work closely with property managers, maintenance staff, and other team members to ensure smooth property operations. Walk vacant-ready units to ensure they are ready for tours and provide feedback to the Property Manager. Utilize AppFolio property management software for record-keeping and reporting. Participate in team meetings and contribute to the development of leasing strategies and policies. Compliance & Integrity Summary: Uphold the highest standards of integrity by adhering to company policies, laws, and regulations, ensuring ethical and legal compliance in all aspects of property management. Demonstrates highest standards of personal and professional integrity, adheres to company's policies and procedures, and complies with applicable laws, government rules, and regulations. Ensure compliance with fair housing laws and relevant regulations, and keep abreast of changes to implement necessary updates. Strong working knowledge of State & Federal laws and regulations, budgeting and financial reporting, labor relations, purchasing, and building mechanical systems. Skills & Experience Summary: Leverage a strong foundation in leasing, software proficiency, and regulatory knowledge to effectively manage operations and solve problems. Strong literacy in MS Word and Excel, Smartsheets, and Appfolio are a plus. Highly organized, detail-oriented, and self-motivated. Excellent written and oral communication skills. Demonstrated ability to work well within a corporate environment. Minimum of three years within the property management industry or other relevant work experience. Experience with Public Housing, Project-based Voucher, Tax Credit, and Section 8 is highly preferred. Problem-solving skills, ability to collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.
