Job Summary We are seeking a highly motivated and organized Resident Manager to oversee the day-to-day operations of Kaimala Marina. The Resident Manager will be the primary point of contact for residents and will be responsible for ensuring a safe, clean, and well-maintained community. This is a waterfront property with its own docks and piers and offers unique landscaping that requires consistent care. This is a hands-on position requiring excellent communication, problem- solving, and customer service skills. Salary is negotiable dependent upon the candidate's credentials and potential for on-site living accommodations. Duties Resident Relations: o Serve as the primary point of contact for residents, addressing inquiries, concerns, and complaints in a timely and professional manner. o Foster a positive and welcoming community environment. o Enforce community rules and regulations consistently and fairly. o Manage resident move-in and move-out processes, including inspections. Property Maintenance: o Conduct regular property inspections to identify maintenance needs and ensure compliance with community standards. o Coordinate and oversee maintenance requests, working with vendors and contractors as needed. o Manage landscaping and waste removal services. o Ensure materials and supplies are stocked/updated as required. o Assist with preventative maintenance programs. Administrative Tasks : o Financial Management: Assist in managing budgets, maintaining accurate financial records, and reconciling payments with management agency. Manage petty cash and expense reports. o Vendor Coordination: Hire, supervise, and coordinate with contractors and service providers for maintenance and repair work. o Maintain accurate resident records. o Prepare and distribute community communications (e.g., newsletters, notices). o Assist with budget preparation and monitoring. Emergency Response: o Respond to emergency situations, following established procedures. o Coordinate with emergency services as needed; respond to calls during off- duty or non-standard hours during emergencies. o Ensure community safety and security. Requirements Education : High school diploma or equivalent required; Bachelor's degree preferred. Experience : o Minimum of 5 years of experience in property management, customer service, or a related field. o Experience with resident relations and conflict resolution. o Experience with basic property maintenance and vendor management. Skills : o Excellent communication (written and verbal) and interpersonal skills. o Strong organizational and time management skills. o Ability to multitask and prioritize o Proficiency in Microsoft Office Suite (Word, Excel, Outlook). o Ability to work independently and as part of a team. o Problem-solving and decision-making abilities. o RM (Accredited Residential Manager) Designation preferred o Knowledge of fair housing laws and regulations. o Basic understanding of property maintenance principles and software. o Certified Pool Operator (CPO) Certification Physical Requirements : o Ability to walk, stand, and climb stairs as needed. o Ability to lift up to 25 pounds.
