About the Position Spirit Management Services, a subsidiary of Spirit Investment Partners ("Spirit"), is seeking a highly motivated property management professional to join its rapidly growing team of entrepreneurial real estate professionals. The position will work directly with both the property manager and senior management in all phases of the company's property management operations. The leasing manager will be responsible, under the direction of the property manager, for the overall leasing and renewal efforts for a Class A multifamily property. We will be renovating a significant amount of the units over the next year, so the lease-up of those units and continued satisfaction of current residents will be the primary responsibilities. There is tremendous room for merit-based growth at Spirit for an individual looking to make a career in the real estate property management world. The position will be on- site located at the property. Primary Responsibilities and Objectives * Field and pursue all incoming leads through the CRM and actively follow up to set tours and lease apartments based on Spirit's standards and expectation. * Coordinate the showing of vacant apartments in addition to using virtual tour tools for site unseen and on-notice leasing activity. * Complete the application screening and approval process to ensure consistency and compliance with Spirit's guidelines in addition to eligibility with government regulations. This includes, but is not limited to, reviewing application details, reviewing screening results, confirming valid documentation, completing employment verification, income verification and resident history verification. * Coordinate all components of the move-in process, including but not limited to welcome letter, rentable items (i.e., garage spot, storage, etc.), fobs, elevator reservation, lease generation and confirming execution, renters insurance and utility documentation, walking the home prior to move in, checking keys, preparing move in folder. * Follow up with all tenants regarding their renewal decisions upon lease expiration, documenting, generating and ensuring execution of renewal lease. * Ensure compliance with all government regulations such as the Americans Disability Act, the Federal Fair Housing Act, knowledge of Department of Housing and Urban Development ("HUD"), Landlord-Tenant Law, OSHA Standards, local and state building codes. * Any other duties assigned by the property manager. Qualifications, Skills & Attributes * High school education or equivalent. A Bachelor of Arts or Science from a well-regarded college or university a plus but not required. * 2-3 years of multi-family residential management experience. * Proficient computer skills, including Microsoft Office (Word, Excel, Outlook, etc.). * Excellent written and verbal communication skills with the ability to multi-task. * Strong work ethic, enthusiastic, proactive, well organized, and mature. * Quality interpersonal skills with a strong desire to learn and succeed. * Ability to work in a fast-paced, self-directed, entrepreneurial environment. * Must maintain a professional image with residents, vendors, contractors, investors, and Spirit principals.
