Job Title: Commercial Building Manager About Us: Alvarado Management is a leading property management firm dedicated to providing exceptional services in commercial real estate. Our teams strive to ensure the highest standards of maintenance, tenant satisfaction, and overall property performance. Job Description: We are seeking a dynamic and experienced Commercial Building Manager to oversee the operations of two office buildings. The ideal candidate will have a proven track record in property management, with a strong focus on coordinating maintenance, tenant improvements, and overall property administration. Responsibilities: * Oversee the day-to-day operations of two office buildings, ensuring smooth functioning and adherence to company standards. * Work effectively with the maintenance department, including scheduling and supervising junior maintenance staff, contractors, and vendors to ensure timely completion of tasks and projects. * Manage tenant relations and tenant retention strategies. * Manage tenant move in and move out processes to minimize disruption to other tenants. * Acquire contract bids and review all vendor bids/contract submittals, make recommendations to senior leadership. Acts as primary contact for all vendors and contractors alongside the maintenance supervisor. * Capable or managing construction projects such as tenant improvements, major repairs and maintenance projects. Review construction plans with input from senior leadership and maintenance leadership. * Review and approve contractor, vendor, and utility bills, processing payments in a timely manner. * Conduct regular inspections of the properties to identify maintenance needs, safety hazards, and opportunities for improvement. * Develop and maintain positive relationships with tenants, addressing their concerns and inquiries in a prompt and professional manner. * Stay updated on industry trends, market conditions, and regulatory changes affecting commercial real estate. Qualifications/Additional Eligibility: * Minimum of 7 years of experience in commercial or residential property management. * Strong knowledge of building systems, maintenance practices, and leasing procedures. * Excellent leadership, communication, and interpersonal skills. * Proven ability to multitask, prioritize tasks, and work effectively under pressure. * Proficiency in Microsoft Office Suite. * Relevant certifications (e.g., Certified Property Manager) a plus. * Previous experience in analyzing a commercial lease and or contract language * Calculating tenant operating expenses a plus. * Background check required. Compensation Package: Salary $67,500 This is a full-time year-round in person position. Benefits, based on applicable eligibility periods, includes PTO, health, dental, vision, 401k with employer match, FSA, and Ski Santa Fe pass.
