JOB POSITION: Sales Representative CLASSIFICATION: Exempt The Sales Representative sells home at established prices and accomplishes goals established by the Director of Sales and/or Area Sales Manager. Identifies buyer's needs and provides exceptional customer service in order to achieve a high level of customer satisfaction. As a leader in this organization, it is imperative that the Sales Representative maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within your team, your department and the company. Reporting: The Sales Representative will report to the Sales Manager. AUTHORITY: The following are granted to the Sales Representative * Exercise the responsibilities and perform the duties of this position within the guidelines of the company's Employee and Operations Manuals * To enter into contracts with buyers to buy a home constructed by View Homes RESPONSIBILITIES: The following are upheld by the Sales Representative: * Role Model and live the Company's Values and Behaviors. Know the Company's Vision, Mission, and Objectives and continually communicate and reinforce these to Team Members. * Adhering to the codes of the company's Employee Manual * Conduct business and represent View Homes in a professional manner * Maintain professional personal appearance * Maintain a constructive, pleasant and enthusiastic work environment * Self-evaluate performance and sales objectives * Adhere to written Standard Operating Procedures and department operating guidelines for all aspects of this position * Use and submit all forms and reports in a complete, accurate and timely manner * Facilitate communication and unrestricted flow of information throughout department and between other related departments * Establish goals within company and department guidelines in order to meet or exceed company's annual goals * Sales, approvals and closings * Days from Contract to close * Personal ratios * Customer service satisfaction * Foster, encourage, and reward a fun, positive, successful values-based culture! _________________________ PRINCIPAL DUTIES: The following duties are performed by the Sales Representative: * Maintain accurate files of buyers, prospects and properties * Keep sales data current at all time such as pricing, floor plans, elevations, options, features, products and memos * Update prospects in CRM every day * Maintain models and sales offices in excellent appearance by maintaining clean, organized and properly merchandized according to Standard Operating Procedures. * Maintain model park, spec homes and subdivision in excellent appearance * Evaluate condition of models, sales office and model park appearance on a weekly basis and request repairs and maintenance as needed * Ensure that all community signage is clear, visible and in good condition * Install available and sold signs as established by Area Sales Manager and Director of Sales * Evaluate condition of homes under construction in order to: * Anticipate buyers' construction and spec concerns * Facilitate sales of spec homes * Ensure homes are ready for orientation * Follow up with buyer's concerns at orientation * Ensure homes are in excellent condition for closing * Coordinate effectively with Construction and Closing departments during construction of all homes * Sales Representative is responsible for maintaining the following personal marketing items: * Maintain a current and complete market and competition analysis of community and report to Area Sales Manager and Director of Sales monthly. Include competitors pricing, availability, floor plans, features, product, quality, special discounts, promotions and events * Generate buyer referrals * Survey all traffic at sales office accurately by collecting registration cards * Have complete knowledge of community's demographics such as schools, shopping, parks, churches, accessibility, events, etc. * Establish Realtor program in order to facilitate good working relations and establish expectations * Have professional working relationships with lenders and clarify expectations for each other * Have complete knowledge of loan products available to buyers. * Organize community events such as luncheons in order to improve relations and customer service with clients and prospects * Sales Representative is to evaluate community needs in order to: * Move inventory homes * Address construction issues * Adjust as market changes * Follow up in a timely manner as established by Director of Sales: * Every Buyer Every Week (EBEW) * Buyers on contract, with construction progress, loan needs, community updates, answers to customers concerns * Monthly: * New leads/prospects, with community developments, availability, new programs or products * Referrals * Manage buyers effectively throughout their home buying experience from initial contact, through construction of home and past closing * Fill out complete registration card at initial contact * Enter all customers' registration card info into sales CRM daily. * Establish realistic expectations with buyers and prospects * Through a professional sales presentation demonstrate homes, features and benefits of homes, policies and procedures and company bio * Interview buyers in order to identify their needs, wants, desires and concerns * Explain preferred lender benefits and address buyers concerns over process * Assist buyer with loan process by explaining process, helping them prepare needed documents, arranging loan application date and giving buyer contact names and numbers * Follow up weekly with buyers on loan needs and buyers' concerns * Explain purchase agreement and all addendums clearly * Fill out purchase agreement and all related addendums and forms completely, accurately and clearly * Collect earnest monies required and option deposits and issue buyer a receipt for their earnest money * Attend all training sessions and seminars as directed by Director of Sales * Attend community, sales and company meetings as established by Director of Sales * Arrive and open models and sales offices on time and as directed by Director of Sales * Maintain confidentiality on all corporate subjects and information * Perform any other duties deemed necessary by Director of Sales PERFORMANCE REQUIREMENTS: The following are required of the Sales Representative: * Meet or exceed sales, closing and customer satisfaction goals as set by Director of Sales, monthly, quarterly and annually * Arrive and open models and sales offices as established by Director of Sales * Maintain sales offices and models open as established by Director of Sales * Reports and forms are filled out accurately and on time * Personal appearance must be professional * Appearance of models and sales office must always be clean and properly merchandized * Excellent, professional customer service to all our clients is mandatory MINIMUM QUALIFICATIONS: The following are expected of the Sales Representative: EXPERIENCE: Minimum one-year experience in a home sales environment or related field. EDUCATION: High school diploma or equivalent. EEO/OSHA/ADA: Able to manipulate and use CRT/screens, keyboards, mouse/pointing devices, etc., associated with contemporary computers. Able to sit or stand for extended periods of time.
