Anna, Texas 239 Units Tax credit and market rate units Multi-family Property Manager experience preferred Tax Credit compliance and paperwork experience a must Proficiency with OneSite property management software, Excel, Word, and Outlook Palladium Management is a subsidiary of Palladium Group, a developer operating in eight countries. In the USA, our offices are located in Dallas, Texas. We are seeking a quality, energetic, self-starter to manage our property, Palladium Anna. Responsibilities will include all aspects of property management and: -Daily Reporting -Scheduling -Performance Reporting -Invoice Reporting -Inventory Management -Rent Collections The role of the Property Manager is to oversee the daily operation of the properties. The Property Manager is ultimately responsible for everything and everyone on the property. It is the Property Manager's responsibility to assure that their property is managed in the most effective way so that the owners and investors realize the maximum return on their investment while providing a safe, comfortable, and pleasant home for the residents. Administrative * All reports are completed timely and accurately. * All of the legal aspects of the community are observed to assure compliance with all State and Local codes, and that all Lease terms and conditions are adhered to by the residents. * Weekly staff meetings are held to discuss the operation of each department. * Work with supervisors, owners, and/or investors on a continuing basis to determine the goals of the owners and/or investors, and to formulate appropriate action plans to attain those goals. * All administrative, maintenance, and grounds-keeping personnel have successfully accomplished their required duties. * All outside contractors are informed of performance standards prior to commencement of any project, and those performance standards are adhered to. * All resident complaints and/or concerns have been followed through to a successful resolution. * Financial * An annual budget is developed and implemented, and expenses are kept within budgetary limitations. * Expenses are controlled and/or reduced where possible, while maintaining or improving the quality of service to the residents. * Purchases for goods and services are reviewed and approved as needed. * Invoices have been reviewed, approved, and processed for payment on a weekly basis. * Payroll and all related reports are completed accurately and when due. * All rents are collected when due, and the appropriate measures for collection of late rental payments have been initiated. * The process of procuring bids on any projects that may require the services of an outside contractor is handled promptly and accurately. MarketingEmployment * Leasing of the properties is conducted in a proper manner in which all prospects are treated fairly and equally. * Market trends are researched a minimum of one (1) time per month, and an appropriate marketing plan is developed based upon that research. * Appropriate rental rates for each property have been determined, and any necessary adjustments to these rates have been implemented with the approval of the District Manager. * Work to develop and implement advertising campaigns when necessary. * All vacant units have been inspected on the first business day after the resident moves out. * The maintenance staff receives proper instructions for preparing the unit for the new resident(s), and the redecoration process is completed in the shortest possible time period. * Rental applications are approved or denied based upon verification of a credit, criminal, employment and rental history. * All available positions have been filled with the best qualified applicants. * Coordinate with the District Manager that all new employees receive proper and thorough training in their area of responsibility, and continued training and education opportunities are made available to all employees during the course of their employment. * Employees receive proper counseling when their performance does not meet established standards. Employees are fairly disciplined when necessary. * When all corrective measures to bring an employee's sub-standard performance back to established standards have failed, that employee shall be terminated in a fair and dignified manner. * All employees have adequate resources to perform required tasks, and any problems or concerns that the employees may have are attended to promptly and fairly.
