Job Description: We are seeking a Leasing Consultant with outstanding customer service and interpersonal skills to join our team. A successful Leasing Consultant will be professional, well- informed, and adept at matching client needs with available units, demonstrating a solution-oriented approach. Candidates should also excel in networking, negotiation, and problem-solving. Job Duties: * Greet prospects and residents warmly, delivering exceptional customer service. * Achieve or exceed target occupancy levels by securing new tenants and minimizing vacancy rates. * Respond to queries and leads promptly, conduct property inspections, and manage regulatory compliance. * Conduct tours of the community and featured apartments, highlighting amenities and closing sales. * Process applications, conduct credit checks, and schedule lease signings. * Prepare accurate lease-related paperwork and secure new residents' signatures prior to move-in. * Orient new residents to the community, reviewing rules, amenities, and procedures. * Stay informed about local market trends and implement effective marketing strategies. * Maintain professionalism in handling resident complaints and escalate issues as needed. * Record all leasing activities accurately in AppFolio and provide regular reports. * Collaborate with the team to ensure efficient workflow and communication. Metrics/Goals: * Average Call Duration (Goal above 5 minutes) * Lead-to-Lease Conversion Rate/Closing Ratio (Goal above 50%) * Time Span from Move-Out to Rental Application Received (Goal 2-4 weeks) * Time Span from Rental Application Received to Move-In (Goal 1-4 weeks) Qualifications: * Minimum 1 year as a Leasing Consultant in multifamily, military, or student housing, or 2 years of sales experience in retail. * Flexible, friendly, and able to multitask in a high-energy environment. * High School Diploma or equivalent required; college degree preferred. * Proficiency in Microsoft Office Suite (Word, Excel, Outlook). * Experience with AppFolio preferred. * Basic knowledge of Fair Housing laws. * Availability to work up to 40 hours per week, including evenings and weekends. * Valid driver's license and reliable transportation.
