JOB DESCRIPTION Sales Director - External Business Development (Salaried) REPORTS TO: Executive Director POSITION SUMMARY: The Sales Director - External Business Development is responsible for driving occupancy and revenue growth through strategic external initiatives. This role focuses on cultivating and maintaining relationships with key referral sources such as healthcare professionals, community partners, and local organizations. By engaging with the broader community, the Sales Director ensures a steady pipeline of qualified leads and reinforces Colonial Oaks at Campbell Park's reputation as a premier senior living provider. KEY RESPONSIBILITIES: * Lead Generation & Growth: Develop and execute business development strategies to consistently increase qualified leads through community outreach, professional networking, and relationship-building initiatives. * Referral Source Development: Build and manage relationships with physicians, hospitals, case managers, and other professionals to foster referral networks that drive occupancy growth. Maintain ongoing communication and follow-up with referral partners. * Community & Professional Engagement: Represent Colonial Oaks at Campbell Park at community events, business forums, healthcare expos, and other external engagements. Actively seek out opportunities to promote the community's unique offerings. * Sales Process Management: Understand the needs of prospective residents and their families, guide them through the sales process, and provide personalized solutions that highlight the benefits of senior living at Colonial Oaks. * CRM Management & Reporting: Ensure that all leads, opportunities, and communications with referral sources are logged and tracked in the CRM system. Generate and submit regular reports detailing business development activity, lead progress, and market insights. * Market Analysis & Strategy: Monitor competitive trends, services, and pricing in the senior living industry. Provide actionable insights and real-time recommendations for adjusting marketing strategies and business development initiatives. * Referral Event Planning & Execution: Plan, organize, and execute events designed to engage referral sources and generate new leads. Tailor events to highlight Colonial Oaks' services and foster professional relationships. * Collaboration & Team Integration: Work closely with the internal sales and operations teams to ensure seamless communication and lead handoff, aligning external efforts with internal goals to drive consistent occupancy growth. * On-Call Duties: Participate in on-call rotations and serve as Manager on Duty as directed by the Executive Director. * Other Duties: Assist with other business development tasks as needed to support the overall goals of the community. QUALIFICATIONS: * Minimum of 3 years of experience in business development or sales, senior living, healthcare, or a related industry REQUIRED. * Proven track record of building and managing successful referral networks. * Strong interpersonal, relationship-building, and networking skills. * High level of organization and ability to manage multiple priorities effectively. * Familiarity with CRM systems and experience managing sales pipelines. * Must possess a valid driver's license and have reliable transportation for off-site business development activities.
