Full description of the position

We are seeking a dynamic and results-driven Leasing Manager to join our multifamily property management team. The Leasing Manager is responsible for overseeing all leasing activities, leading the leasing team, and ensuring high occupancy rates at our premier, Class A, mixed use property, The Residences at the Promenade. This individual will play a key role in marketing, resident relations, and driving revenue through strategic leasing efforts. Key Responsibilities: Team Supervision * Provides motivation and direction to leasing associates. * Schedules and assigns leasing tasks and provides ongoing coaching feedback Leasing and Marketing * Handles telephone and on-site traffic, provides information about apartments and the community to prospective residents, schedules visits to the community and conducts tours of made-ready apartments. * Successfully closes new sales, leases apartments and determines if prospective residents meet community qualifications. * Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expiration, square footage, etc * Monitors all vacancies and future vacancies in order to react proactively to future occupancy needs. * Understands and complies with Fair Housing laws and standards. * Inspects vacant apartments on a regular basis to ensure that they are ready to show to prospective residents * Assists with implementing resident retention and renewal programs. * Participate and collaborate with BET Investments, Inc. in-house marketing team to ensure BET's vision is executed at the community. * Analyze market trends, competitor properties, and local demand to optimize pricing and concessions. Customer Service * Assists in the planning and implementation of, and attends, various community sponsored resident functions and activities. * Effectively explains all lease and community policies to new and current residents. * Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations. Administrative * Accurately and efficiently prepares and assists with all leasing paperwork (i.e. applications, lease agreements and addenda and move-in packets). * Completes service requests and communicates requests to the maintenance staff on a timely basis. * Minimum of 2-3 years experience in multifamily leasing or property management. * Prior supervisory or team leadership experience strongly preferred. * Strong knowledge of Fair Housing laws and leasing regulations. * Proficiency in property management software (e.g., Onesite, RealPage, Knock). * Excellent communication, sales, and customer service skills. * High school diploma or equivalent required; associate's or bachelor's degree preferred. * Must be available to work Saturdays 10am-4pm Preferred Skills: * Experience with Class A multifamily properties. * Property Management Certifications (e.g., CAM) are a plus.
