On-Site Self Storage Property Manager As the On-Site manager at Eastland Storage Solutions, you will work independently on the property, working both indoors and outside managing the daily office tasks and maintaining the facility. You Manage the Property! Our property also has a beautiful 2 bedroom, 1 bath on site apartment that could be available for the Property Manager! We would love to hear from people with: * 2 years retail / customer service experience * Strong organizational, interpersonal, and problem-solving skills * Self-starter, pro-active and a someone who prides themselves on being an expert in their field * Computer savvy * A desire to be a part of a smooth-running operation and contribute it it's success! As the On-Site Property Manager, you will manage the day-to-day operations of the self-storage facility: * Handle all customer inquiries or problems in a timely, courteous manner * Implement, follow, and enforce any procedures set forth in the On-Site Operations manual and any other memo or instruction given to you by management * Conduct routine (daily) inspections/audits, i.e., locks, gates, etc. * Storage rentals, take potential leads on a tour of facility * Timely collections of rent, deposits and assessed fees * Responsible for accurate accounting records of rents and fees * Making past due calls to delinquent accounts, certified mailings and setting up online auctions * Housekeeping/cleaning (Be sure all units are clean prior to rental and maintain clean office, restrooms, drive aisles, and hallways) * Maintain physical property appearance with light maintenance, i.e., mopping, changing light bulbs, trash removal, etc. Oversight/coordination with contractors for snow removal, site cleaning, etc. * Monthly assessment of market trends * Handle all emergency procedures, i.e., fire, criminal activity, accidents, natural disasters, etc. * Security and safety of all areas of the property * Assist with inventory of contents of units when necessary * Must have a valid Driver's License and reliable transportation to make bank deposits, and run errands * Other responsibilities as assigned Property Managers play a critical role in expanding and generating new leases. We encourage our Property Managers to recommend marketing strategies based on competitor information, and seasonal trends. Requirements: * Exceptional customer service skills a must * Ability to perform light maintenance and overall property upkeep * Experience in leasing, retail, or operation environment preferred. * Effective verbal and written communication skills * Must be energetic and open to new ideas and direction changes * A High School diploma /GED equivalent. College education a plus * Must be able to stand for several hours at a time and lift 25 lbs * Valid driver's license with access to reliable transportation * Completion of pre-employment background screening including credit, background, driving and criminal record * Previous experience in storage management preferred! Job Type: Full-time Pay: $16.00 - $17.50 per hour Schedule: * 8 hour shift * Monday to Friday * Weekends as needed Experience: * Self Storage: 1 year (Preferred) Work Location: In person
