Full description of the position

We are looking for a part time property manager assistant to be responsible for showings and property inspections of commercial/residential properties. The goal is to maximize asset value, customer satisfaction and revenue for our customers. Responsibilities * Inspect and arrange maintenance to meet standards * Maintain a positive, productive relationship with tenants * Advertise and market vacant spaces to attract tenants * Managing work orders, maintenance and remodel projects for * Manage Propertyware maintenance tasks * Showing and leasing of Residential and Commercial Properties * Drafting Memos and/or making phone calls to Tenants related to lease issues and preventative maintenance scheduling * Property market research and analysis * Invoicing tenants and following up on past due payments * Aiding in the Collection of rents * Marketing Properties * Photographing Properties * Writing copyright marketing descriptions for properties * Creating Flyers and or marketing literature for Properties * Posting properties for lease through online advertising channels * Enforcing Tenant rules * Manage showings of available units, answering questions from applicants, and unit prep * Maintain logs related to: Project Lists for individual properties, Unit Turnover List * Screening potential tenants and processing applications * Obtaining Bids - landscaping, rubbish, maintenance repairs, remodels, etc * Perform all necessary functions to facilitate Tenant "Move In" and "Move Out" procedures including: Informing the tenant of the lease obligations and present them with keys Notifying them as their expiration date approaches & informing them of their obligations upon move out Performing move-in\walkouts of units and writing work orders related to turnovers Processing Security deposit returns * Other duties include office support and oncall emergency response. Due to the location of our client properties and the requirement of emergency response, the candidate must live within 30 minutes driving distance of managed properties. Skills * Proven work experience as property manager * Fully understanding property management and its financial aspects * In depth knowledge of all rules and regulations surrounding property management * Competency in MS Office and relevant databases and software * Customer focus and bottom line orientation * Interpersonal savvy with strong communication and presentation skills * Well organized with excellent time management skills * Valid real estate agent/broker license is a plus Job Type: Part-time Pay: $20.00 - $25.00 per hour Schedule: * Day shift * On call * Weekends as needed Ability to Commute: * Oakland, CA (Required) Ability to Relocate: * Oakland, CA: Relocate before starting work (Required) Work Location: Multiple locations
