Position Summary:
The On-site personnel is the backbone of our management company. The Community Manager is the face of this company, responsible for overseeing the financial, maintenance, and overall performance of the properties while building positive relationships with the residents. Together, our team manages and maintains more than 2,000 homes. We have a great responsibility and must act with integrity. You are part of a team, and everyone on the team contributes to the overall success of the company.
The Community Manager will lead and be responsible for the daily operations of a 3-property collective totaling 341 units in Downtown Littleton.
Key Responsibilities:
- Responsible for the overall daily operations of the community under the direction of the Director of Operations and the Owner.
- Will lead and inspire all onsite team members to maintain a quality team to grow within the organization.
- Aid in achieving and exceeding goals related to but not limited to resident satisfaction, occupancy, NOI, and operating expenses.
- Assist in developing the annual operating budget, re-forecasts, unit pricing, and marketing plans.
- Oversees the collection of all rent and income collection for the community.
- Accurately and timely issue any correspondence regarding lease violations, rent collection, move-out statements, etc.
- Review all new applicants to ensure compliance with company standards and applicable federal, state, and local regulations.
- Monitors the maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
- Schedule and manage all unit make-ready processes, scheduling vendors and internal maintenance team to achieve the targeted turn time.
- Schedule and monitor outside vendors for timely completion of any CapEx projects, unit renovations, and routine maintenance services.
- Conducts daily community walks to ensure the community's curb appeal meets company standards.
- Supports the overall marketing and leasing efforts. Offering input and suggestions concerning promotions, advertisements, and pricing.
- Ensures community compliance with safety, industry, and state/city/federal regulations and requirements
Qualifications
- 5 years of Multifamily Property Management Experience with 3 years in a supervisory capacity
- Proven experience supervising, training, mentoring, and disciplining onsite team members.
- Experience conducting interviews for all new onsite team members.
- Experience with a multi-site operations a plus
- Expert knowledge of Fair Housing and Landlord-Tenant Laws.
- Proficient in Microsoft Office Suite, Yardi, Rent Caf, Revenue Management Software
- Financial understanding and ability to formulate strategies based on property data
- Knowledgeable in property marketing strategies
- Ability to work effectively with all levels of employees while inspiring respect and credibility.
- Ability to accurately perform multiple tasks in a complex and fast-paced operating environment.
- Ability to understand and clearly explain legal documents.
- Education: High school diploma or equivalent is required. A college degree in related coursework or equivalent years' experience is strongly preferred.
- Valid Driver's License
Schedule:
Monday through Friday 8 am to 5 pm
