The Leasing Agent will primarily assist the Asset Management Team with marketing properties, conducting tours of available apartments with prospective residents, facilitating maintenance requests, and focusing on resident retention.
LEASING ACTIVITIES
- Conducting property tours and open houses as part of marketing activities
- Post and manage property vacancies
- Present properties and provided amenities in a positive light to prospective tenants
- Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
- Stays up to date with all promotions/leasing incentives and stay knowledgeable of the property market status. Conduct market surveys and shop competitive communities
- Ensure that recently vacated properties are cleaned and ready to be viewed by prospective tenants
- Follow-up with prospective renters to assess/re-assess their needs and requirements
- Screening prospective tenants to ensure they meet eligibility requirements
- Confirm rental application data and personal references
- Informing prospective tenants of results
- Assist with Tenant move-in / move-out (forms, data entry, walk throughs)
- Provide the accounting team with lease summary / charges for posting to AppFolio and enabling the Tenant Portal
PROPERTY MANAGEMENT ASSISTANCE
- Assist Property Manager with day-to-day management and duties of operating an extensive multi-family portfolio and assist with commercial properties as requested
- Work with tenants on defining maintenance problems. Follow-through with maintenance requests through to completion
- Answer Tenant and Vendor questions
- Manage onboard process for new Vendors
- Keep accurate records of Vendor and Tenant contact information
- Conduct all business in accordance with Edges policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws
ADMINISTRATIVE
- Answer phones (and be a backup for front desk coverage)
- File & Document Management (scanning, filing, making labels, storing documents)
- Process mail, certified documents, overnight deliveries
- Perform a variety of administrative functions including sending legal letters, tenant renewals, etc. Create forms (Word and Excel) and initiate tenant letters
- Assist with financial reporting
QUALIFICATIONS
- 2+ years of property management / leasing multifamily units experience
- Intermediate to advanced knowledge of the Landlord/Tenant act for residential properties
- Extensive office organizational skills and computer literacy
- Solid ability to prioritize tasks, excellent time management
- Strong competency in MS Office (Word, Excel, Outlook), AppFolio, databases, Internet/Cloud based programs, scanner, WIX, Zillow
- Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
- Clean driving record and ability to travel around town in personal vehicle (with proper
- insurance)
- Excellent written and oral communication skills
- Ability to work accurately with very strong attention to detail
- Ability to work in a professional and positive manner with co-workers, customers, subcontractors, and vendors
- Real Estate License highly desirable

Schedule:
- Typically, Monday Friday 8:00AM 5:00PM
- Evening and weekend work as needed to show property

Job Type: Full-time
Pay: $21.00 - $23.00 per hour
Expected hours: 40 per week
