We are growing! Seeking an experienced Business Development/Operations pro who will also be an Assistant Property Manager.

Looking for someone who wants to help grow an already thriving business, and make it standout amongst the competition.

We are small but mighty and the goal this year is to find a motivated self starter who can take the initiative and help the business grow by adding new business and also streamlining the operation as a whole.

Let's face it, property management is not glamorous or sexy, it can be a bit boring or mundane but our mission is to make it anything BUT that. We currently manage some of the coolest properties in town and we LOVE our tenants, believe it or not!

The role will manage ONLY commercial rental properties to achieve the highest financial goals for our clients and their best interests. This role will have the potential to growth and pay increases over time for the right candidate. You will help create the path towards prosperity for yourself and the company.

The role will coordinate to provide a superior owner and tenant experience. This will be achieved through professional, first-class property operations, maintenance, customer service, and solid financial performance as well as tenant retentions.

This role will report to the property manager and other team members to assist in daily operations of a fast growing property management team.

ESSENTIAL FUNCTIONS:

You will be required to ADD new properties to the roster each month, there will be a required metric for this. You will coordinate the daily management and operations of our commercial properties through general administration, maintenance of properties, and scheduling. Responsible for maintaining the physical assets and performance of the property in accordance with owner objectives.

DUTIES AND RESPONSIBILITIES:

Coordinate marketing and leasing of properties, show space, qualify prospective tenants, and generate leases and/or lease renewals.

Manage tenant move-ins, move-outs and all construction-related activities.

Oversee the timely collection of rent, payment of expenses, compliance with lease terms, and preparation of all required legal notices.

Respond to property and tenant needs and coordinate with staff to resolve issues.

Maintain positive relationships and high retention levels with all tenants.

Coordinate regular inspections of properties, recommend maintenance and reconditioning of properties as necessary.

Negotiate and contract for vendor services and coordinate with maintenance staff to schedule work orders.

Prepare accurate, timely and complete monthly reports including operational summaries, collections and variance reports.

Interact regularly with tenants and clients to ensure that ownership objectives are being met.

Walk vacancies to ensure upkeep and recommend any repairs to maintenance team.

Social Media experience, content creation and management, manage social media page for the business including 5 social media posts per week.

Marketing and Advertising for the firm and property portfolio.

We would like you to be able to show up and lead yourself at a certain point so you are always managing a task at hand or working to grow the business.

ESSENTIAL SKILLS AND QUALIFICATIONS

PLEASE READ THIS! We are seeking a qualified experienced candidate who knows the in's and out's of this business and does not need to have their hands held. You must have experience with NC Leasing policies and procedures and Appfolio, these are deal breakers, sorry folks.

3-5+ years experience in property management or real estate sales with managerial, financial and marketing responsibility for a significant size property and/or portfolio.

You must be able to use Social Media at a high level.
Experience in AppFolio property management software.

Strong computer/internet skills, including Google G-Suite, Microsoft Office suite, and project management software (Trello).

Strong organization and communication skills, with ability to multi-task and manage time to meet frequently changing deadlines in a fast-paced environment.

Knowledge of the local real estate market trends.

Pride of workmanship, strong attention to detail and interest in accuracy.

Ability to maintain a positive customer-service attitude.

Exhibit a strong work ethic with a team-oriented approach.

Reliable mode of personal transportation.

PHYSICAL DEMANDS AND ENVIRONMENT:

Typically works indoors; occasionally works outdoors on grounds of managed properties.

Ability to travel between properties and offices on a regular basis.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Expected hours: 10 20 per week
