Guide Property Services is a mid-size management company growing extremely fast! We are looking to hire a Property Manager who wants to be a key member of our company to help manage and grow our apartment communities in the South Seattle/Tacoma area. We offer leasing bonusses, performance bonuses, medical, dental, and 401k. Property Managers are responsible for managing daily operations of the property, including leasing, resident communication, supervising team members, and resources of the property to achieve established budgeted financial and operational goals.
Responsibilities
- Perform weekly physical inspections of the property and coordinate with the maintenance team.
- Ensure all Guide policies and procedures are upheld, and infractions are properly reported.Generate and post compliance paperwork (14-days, 30-days, renewals, etc.)
Investigate and/or report any incidents regarding the residents, employees, vendors or others regarding the property.
- Schedule annual inspections to maintain building compliance.
- Complete unit turn inspections in a timely manner and create work orders and charges for turnovers.
- Meet leasing objectives by ensuring proper sales techniques are used, including first-hand leasing.Build rapport and follow up with prospects and current tenants.
- Exercise independent judgment and discretion to handle and resolve resident requests or concerns in a timely manner.
- Ensure property compliance with OSHA, Fair housing, and Guide safety guidelines.
- Attend weekly trainings (skill reviews, positive practice, company processes).
- Communicate with portfolio managers about property updates, tenant compliance, vacancies/prospect tours.
- Update property information and market ads to accurately reflect units for rent.
Skills
- Proven work experience as property manager
- Fully understanding property management and its financial aspects
- In depth knowledge of all rules and regulations surrounding property management
- Experience using AppFolio property management software -- highly preferred
- Customer focus and bottom-line orientation
- Interpersonal savvy with strong communication and presentation skills
- Well organized with excellent time management skills
Preferred Qualifications:
- Ability to be flexible under constant change, work under pressure, multitask, manage time efficiently and prioritize work responsibilities with minimal supervision
- 2 years Property Management experience
- Reliable Vehicle
- Knowledge of Fair Housing
Job Type: Full-time
Pay: $55,000.00 - $65,000.00 per year
