Established family-owned and operated Property Management Company, over 50 years in the apartment management business, is looking for an Assistant Manager to work at two of our Northern Regional locations, Santa Maria, Ca and Lompoc, CA.
The Roving Property Assistant Manager position is a full-time, non-exempt, hourly position working 40 hours a week, Monday through Friday and weekend/night time Standby Time, as needed.
This applicant should have a proven track record in Residential Property Management with a strong customer service philosophy and skills to handle the day-to-day operations o while emphasizing positive assistance to residents and visitors.
The ideal candidate must have (2) years of property management experience.
Qualifications and requirements:
- Performs renting activities including advertising preparation, showing vacancies, completing the residential application, and rental agreements, and accepting deposits according to company procedure and in a professional manner.
- Complies with all company rental criteria for screening potential residents to ensure qualified applicants are accepted.
- Complies with all fair housing and credit laws in the rental of apartments.
- Answers office phone and responds to prospective applicant and current resident
- Complete Move-in/Move-out forms, and rental agreements and able to prepare and serve legal notices to residents, as needed.
- Handles multiple priorities with kindness and attention to detail.
- Good salespersonship, positive demeanor & exceptional resident relations.
- Must be able to answer phones and greet prospective residents, handle marketing and leasing, ability to perform applicant screening in a timely matter.
- Inspect vacant units to ensure proper condition prior to move-ins and establish a work and make-ready schedule to direct vendors and other personnel.
- Walk the community regularly to keep it safe and clean.
- Must be able to accurately process bank deposits via a quick deposit scanner.
- Maintain resident and unit files, neat and organized.
- Enforce community rules and regulations.
- Complete weekly vacancy reports, and security deposit refund accounting statements.
- Competent computer skills are a must, knowledge in Microsoft Office and AppFolio Property Management software is a plus.
- Must be able to communicate in English, orally, and in writing.
- Must have a valid California driver's license and insurance.
- Reliable transporation with a clean driving record is a must.
