Hunt Pacific Management is seeking a Property Manager for the South Side of Indianapolis, IN. The candidate must have strong leadership, time management and organizational skills. Previous experience of at least 2 years as a Property Manager will be required (Market Rate).

Administration
- Communicate effectively, both verbally and in writing, to residents, team members and service providers regarding planned and completed tasks and provide required reports in a timely and accurate manner.
- Know the floor plans, rental rates, deposits, community amenities, community rules and regulations, and lease terms and be able to explain them accurately.
- Execute approved budget and use of PO system.
- Proficient use of Yardi, CRM, and Rent Cafe.
- Participate in training, evaluating, rewarding and disciplining staff
- Be a team leader and set the example for excellent job performance.
- Create a fun work environment.
- Be consistent and fair in all personnel matters.
- Stay within budget and Create a Purchase Order prior to making any purchases, or scheduling service providers.
- Be responsible for rent collection and delinquency follow-up.
Personal
- Maintain a professional attitude and appearance at all times.
- Fully understand and comply with all company policies and procedures.
- Demonstrate an outstanding customer service attitude to residents and service providers.
Leasing and Marketing
- Be an integral part of on-site leasing and marketing activity. Recommend marketing programs based on traffic, pending availability and market conditions.
- Assure that all rental activities follow company policy.
- Keep websites updated and current.
- Be responsible for making sure the models, office, amenities, traffic path, and vacant ready apartments are inspected daily prior to opening.
- Make sure the common areas and curb appeal are as inviting as possible.
- Participate in resident functions.
- Know the market and report to Regional Manager any changes that occur.
Qualifications and Experience Desired
- BS degree in related field (desired).
- Trade association designation/training such as CAM, NALP, and Fair Housing.
- YardiOne, YardiCRM, Yardi MaintIQ, Rent Cafe experience desired
- Ability to oversee renovations
- Competency in MS Office and relevant database and software
- Able to lead and motivate.
- Must have and maintain a valid Drivers’ License.
- Strong verbal ability and excellent writing skill.
