RESIDENTIAL PROPERTY MANAGEMENT LEASING MANAGER
Established in 1976 GRM LLC aka GRC Management is a privately held real estate investment advisor. GRC provides property and management services for a wide variety of Tri-State residential communities through dozens of offices in the area. GRC oversees such communities as government-assisted and public housing, fair-market housing, cooperatives, and condominiums. Our portfolio is quite diverse from affordable housing {Section 8, Section 202, Low-Income Housing Tax Credits (LIHTC)}to several thousand rent stabilized rentals. Our experience includes properties that fall under numerous government programs. These programs include Project-based Section 8, Section 236, Senior Housing Programs, LIHTC, Mitchell-Lama, Low- and Moderate-income rentals and Section 8 RAD. GRC Management is seeking Leasing Managers to service locations in Baltimore Maryland.
General Responsibilities:
Maintain application waitlists manual and automated re-market projects as necessary, initiate and conclude rental process for vacancies. Conduct initial rent up of newly constructed projects including marketing.
Specific Functions
- Receive and respond to inquiries from public/prospective tenants regarding projects and apartment availability (e.g. Apartment availability, Applicants applying for apartments or their status on the waiting list)
- Maintain waiting lists following HUD and Local Preference Rules as applicable.
- Determines applicants’ eligibility to be placed on the waitlist according to housing program requirements.
- When notified of vacancy by Site Office, select several names from waiting list following appropriate HUD and Local Preference Rules, as applicable and transmit to Site Office.
- Date, time stamp and log incoming applications.
- Mail out acknowledgement letters to applicants with application Log/waitlist number.
- Purge and update waitlist as needed.
- Review move-in files for program compliance/correctness.
- Prepare monthly occupancy/vacancy reports for all sites.
- Typing correspondence to both tenants and applicants
- Assisting site managers with their rental issues e.g., canvass and prescreen their site waitlist for potential rentals.
- Site visits
Qualification/Requirements
- Some college course work completed.
- 3 +years’ experience in leasing or property management supervisory role
- 2 +years’ experience processing HUD project-based programs (Certification preferred)
- Experience with Yardi Voyager, Real Page or Similar Industry software
- Strong written and verbal communication, organizational skills, and ability to follow proper procedures.
