Property Manager Job Responsibilities:
The LCAM shall meet with the Board’s “Designated Member,” as commercially reasonably required but in no event less than once per calendar week to discuss Association business for up to two hours to discuss Association business. The LCAM or other representative of the Agent shall be on call for emergency calls after business hours, on weekends, and holidays
At least weekly, be on site during business hours, to review and generally inspect the property, and to take appropriate action to maintain or repair common areas of the Association. Agent shall promptly advise the Board Designee of any and all conditions of concern. If the Board has any knowledge of necessary maintenance or repair requirements at the property, the Board Designee shall share this information with the LCAM so appropriate action can be taken.
Assist the Board in the enforcement of the Governing Documents; including but not limited to advising the Association, property/unit owners and/or occupants of potential and actual violations of the Governing Documents and the Law. For the purpose of determining violations, Agent shall perform periodic inspections of the property, as reasonable and appropriate, but in no event less than once a week.
Monitor and inspect all contractor and vendor work related to the Association property and advise the Board as to each contractor’s and vendor’s contractual compliance. Agent will ensure vendors and contractors providing services for the Association are properly licensed and insured, at the expense of the Association.
Solicit, analyze and negotiate bids for contractual work exceeding $3,000.00. The bids will be presented to the Board for review and approval. If the Association contracts require or mandate the CAM exceed the time committed, additional hours will be at the expense of the Association Prepare at least annually in accordance with Florida Statute a proposed annual operating budget and reserve budget for the Board’s review and approval.
Approve and process invoices and prepare checks for payment, on a timely basis without incurring late fees or penalties for late payment. The payment process shall be on a regular basis, not less than once a month. Checks shall be signed by the Agent.
Procure proposals for annual insurance and participate in the selection and administration of all required insurance coverage. Also, maintain, as needed, appropriate records of all insurance coverage carried by the Association, including, but not limited to, current policy information, certificates of insurance, and procurement of loss runs. Provide additional services as may be reasonably requested by the Association, at an additional cost as mutually agreed upon by the parties.
ATTENDANCE AT MEETINGS: The CAM shall attend one Board or membership meeting each month. Additional meetings, meetings on Friday evenings or weekends, or meetings in excess of two hours will be billed to the Association Meetings in the evenings, after regular business hours, shall begin no later than 6:30 pm or they will also be subject to additional billing. The CAM shall be responsible for recording the minutes of the meeting. Agent shall not bill Association additional fees for the meeting minute recordation and presentation.
Property Manager Qualifications/Skills:

- Solid understanding of Condominium Housing laws
Education, Experience, and Licensing Requirements:
- High school diploma or equivalent (bachelor’s degree in business, management, or real estate preferred)
- Previous experience in property management or real estate
- LCAM license required.
- Firm knowledge of Microsoft Suite (Office, Teams, and other Microsft related products)
