Full description of the position

Established Real Estate / Property Management office in Carlsbad seeks a full-time Leasing Agent/Property Manager. Will start working from our office in Carlsbad for training, and will transition to hybrid/remote flexibility. This is not a resident-manager position, but you will be required to visit the rental properties frequently. We manage over 500 rental units in the North County area and need someone with great work ethic and a positive attitude to handle this fast-paced position. Job Duties:

· Field calls & emails from prospective tenants on available rentals; show rental property

· Screen rental applications, communicate with property owners, write up rental agreements

· Acknowledge receipt of 30-Day Notices from tenants, perform move-out and move-in inspections

· Coordinate maintenance & repairs needed during property turnovers, coordinating multiple contractors within a limited time allowance

· Perform annual inspections, assess market rent, suggest rent increase amounts

· You will have direct contact with vendors, contractors, tenants, and property owners

· You may need to be reached via cell phone by vendors and/or co-workers in urgent matters after-hours and weekends

Requirements:

· Must hold a valid CA Real Estate License, or be willing to obtain one in the near future as a requirement

· Some previous experience with real estate, or experience in a property management office is a MUST

· Basic knowledge of plumbing, electrical, general construction, etc. is necessary to easily communicate with tenants and contractors. Performing these tasks is not a requirement.

· MUST be computer literate, especially with Microsoft Outlook, Word, & Excel. Knowledge of AppFolio and Property Meld software would be excellent, but not mandatory.

· Great work ethic, customer service skills, multi-tasking skills, patience, and a team-player attitude
