MUST HAVE ACTIVE FLORIDA REAL ESTATE LICENSE - Full-time property manager to manage current inventory and continue to build the business. Manager must maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. Exceptional customer service skills is a must with dedication to follow up.

JOB DESCRIPTION:

* Establish rental rate by surveying local rental rates, calculate overhead costs, depreciation, taxes, and profit goals.

* Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.

* Contract with tenants by negotiating leases, and collecting security deposit.

* Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and intitiating corrective action.

* Maintain properties by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, completing repairs, planning renovations, and contracting with landscaping services.

* Maintain building systems by contracting for maintenance services and supervising repairs.

* Enforce occupancy policies and procedures by confronting violators.

REQUIREMENTS & QUALIFICATIONS:

** Current / Active Real Estate License REQUIRED

** Background check REQUIRED

** References REQUIRED

Job Type: Full-time

Pay: $30,000.00 - $35,000.00 per year

Schedule:

• 8 hour shift
• Monday to Friday
• On call
• Weekend availability

Supplemental pay types:

• Commission pay

Ability to commute/relocate:

• Sebring, FL 33870: Reliably commute or planning to relocate before starting work (Required)

Experience:

• Property Management: 2 years (Required)
