This individual is reasonably proactive, impatient and an amiable communicator. They can take difficult situations involving people and convert the unfriendly atmosphere to a more civil environment. They are effective in the facilitation of information and are the best at doing a variety of assignment at one time. This person is most comfortable working with medium to low risk projects and tasks.
Success Definition
The Property Manager succeeds by offering excellent service to clients and residents through the Rentwell model. The PM is central to the success of Rentwell.
Selected Day-to-Day Activities
1. Single point of contact for designated portfolio. The Property Manager will oversee the entire operation of the portfolio including but not limited to the financial aspects, property showings, move-ins, notices to vacate, move-outs, unit turns, daily management and inspections. Accountable to metrics and goals as outlined.
2. Vendor Management: Responsible for the overall performance and selection of vendors working on associated properties. Including invoicing, work order assignments to work, vendor accountability/response within less than 5 business days.
3. Financials
- Invoice Approval: Pay vendor invoices and ensure owners have the funds and that vendors have photos uploaded
- Understand and oversee the performance of 3 Financial statements - Cash Flow
- Balance Sheet and Income Statement
- Understanding of software and ability to provide information as requested.
4. Owner Onboarding: Manage the initial on-boarding of new client’s portfolio(s).
5. Leasing
- Lease Renewals: work with residents and owners to negotiate renewal terms
- Rental License Renewals: Manage license renewals on time and within budgeted performance measures.
6. Management
- Effectively manage the Landlord/Tenant Process, including sourcing potential tenants that match the demographics and individual needs
- Rent Collection / Delinquency Monitoring - Effectively manage tenant relationships for collection of rent and monitor/manage delinquency rates and efficiency
- Run, monitor, analyze and share all monthly reports.
- Personally manage all resident relations, including effective conflict resolution to a positive outcome
- On-Call Rotation
7. Administration o Responsible for meeting all monthly lead measures. o Update and maintain client and resident data in software o Respond to all requests (phone and email) within 24-hours
MINIMUM REQUIREMENTS
- 1-3 Years Experience
- Demonstrated leadership and team development skills
- Ability to acquire a Pennsylvania Real Estate license within first year of employment
- Some travel to properties required
- Ability to attend and represent Rentwell at trade shows and events
- Ability to obtain proficiency in industry related software
