Modern City’s mission is to invigorate Detroit’s urban core neighborhoods with unique renovations and authentic living spaces. Part creative agency, part process driven management company, our team provides end-to-end multifamily development services to bring new and exciting rental products to the city. We are a small team working collaboratively to bring together creative spaces, diverse residents, and exceptional hospitality to drive growth in core neighborhoods.

Currently, Modern City is in search of a Manager of Marketing and Leasing for our growing Midtown portfolio. This role will report directly to the CEO and is directly responsible for creating marketing/advertising programs, carrying out day-to-day leasing functions, and driving existing tenant renewal/retention processes. A suitable candidate will be an energetic professional ready to build a creative marketing platform that will capture the attention of qualified tenants looking to move and drive the department to achieve and exceed property occupancy goals.

Essential Responsibilities

• Set leasing and marketing strategy for properties
• Show apartments to prospective tenants and follow-up as needed
• Lease and pre-lease apartments
• Complete applications and lease/renewal documents
• Walk vacant units, building and model units to ensure proper upkeep
• Assist management with resident retention and implement policies and procedures as needed
• Build relationships with industry partners
• Maintain weekly leasing reports and comment on market shifts
• Analyze market and occupancy trends and shop the competition to identify changing market conditions
• Recommend and track marketing avenues, oversee marketing campaigns and monitor traffic results
• Responsible for updating the website and marketing sites
• Contribute to a positive atmosphere
• Oversee and Coordinate orientation of new tenants
• Balance the needs of property owners with those of tenants
• Achieve occupancy goals

Qualifications

In order to be successful, one must bring with them a background in creative marketing, a thorough understanding of social media marketing avenues and implementation technologies, and exceptional writing skills. This professional will need to study and report on current market trends and avenues and show an ability to quickly create and implement marketing plans as market demands shift. Must be able to work in a fast-paced environment and have excellent organizational and time management skills.

• Experience in Marketing, PR, Publishing, or related field
• Experience in Property Management
• Experience with digital and physical marketing campaigns
• A passion for Detroit and an affection for urban lifestyles
• Proficient multitasker capable of effective time management with stellar organization
• Driven, focused and knowledgeable
• Able to work with little oversight
• Capable of maintaining a positive outlook even in times of stress
• Willingness to work non-traditional hours, including evenings and weekends if necessary, to accomplish goals
