SUMMARY
The Director of Leasing oversees daily leasing operations and team inside a residential building in accordance with company policies and standards. The Director of Leasing adheres to the Align Residential standards while serving as the property's figurehead and managing concurrent projects. This is a full-time, exempt position located on-site in Seattle, Washington
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Hold daily morning meetings with the team and conduct weekly meetings to collaborate with other directors to discuss open items and develop resolutions.
- Cultivate meaningful relationships with prospective residents and the community by being a friendly face to all and adhering to the company culture.
- Work at least one shift per week at the front desk. The reception desk is the hub of the building and the most important role in the building. This shift allows our director to be visible and accessible to residents.
- Provide exceptional customer service by adhering to company standards and responding promptly to all resident questions, concerns and requests.
- Develop a reporting metric to track progress & efficiencies in business lines to be included in quarterly progress reports to the Ownership group.
- Facilitate dialogue surrounding community issues, conflict resolution, and daily operations management.
- Inspect Property on a regular basis to ensure optimal conditions and report any repair or replacement needs to the Director of Facilities.
- Assure community compliance with Fair Housing requirements and all applicable laws, codes, and ordinances.
- Foster an engaging and positive work environment that motivates building leasing team to produce high-quality results.
- Perform and oversee leasing efforts, such as conducting property showings, qualifying applicants, closing prospective residents, and notifying applicants of approval or denial
- Keep the resident up-to-date database while monitoring occupancy and availability of units.
- Create a personal and inviting environment for all prospects and residents.
- Develop positive relationships with residents to create a personal and welcoming environment.
- Ensure staff compliance with Fair Housing requirements and all applicable laws, codes and ordinances.
- Investigate resident disturbances, complaints or requests and provide resolution in accordance with regulations established in the lease agreements and/or Condominium Documents.
- Inspects Property on a regular basis to ensure optimal conditions and reports any repair or replacement needs to the Construction Manager or Facilities Director.
- Coordinate with staff to maintain current leases, collect payments, post rental payments and impounds as due, and remove completed payments and impounds. Ultimately responsible for accurate and timely reporting.
- Train new sales/leasing associates.
- Resolve resident issues in accordance with regulations established in the lease agreements and/or condominium documents.
- Conducts home inspections in coordination with the Director of Facilities with all new Residents or Homeowners.
- Complete all equipment and supplies purchases/leases for the Property.
- Manage the “Move In” program and ensure smooth transition and execution.
- Provide exceptional customer service by adhering to company standards and responding promptly to all resident questions, concerns and requests.
- Maintain Availability List and Status Report, determine the termination date of lease rentals.
- Ensure that follow-up telephone calls are made to all qualified unclosed traffic within 24 hours.
- Assist with eviction of residents in compliance with court order and directions from the Legal team.
- Manage current leases: collect, post and deposit rental payments and impounds as due; send late notices; collect past due rents & NSF; and initiate evictions.
- Maintain all signage in optimal condition and visibility, including proper lighting and visible to street traffic.
- Conduct market analysis, prepare market surveys, and assist in the off-site marketing program.
- Partner with the Marketing Department to organize and create resident functions and newsletters.
- Build the company image by cultivating relationships with influential companies and figures throughout the area. and through attending networking events and relevant industry events.
- Assist Marketing Department in organizing and creating resident functions and newsletters.
- Serve as the Accounts Receivable and Accounts Payable liaison for the property.
- Direct and maintain a petty cash account for Property.
- Review and submit invoices to the Regional Accounting Department or Management Company for processing and payment.
- Prepare and implement a property budget. Prepare financial and activity reports on a monthly basis and submit to the Corporate Accounting department.
- Analyze the monthly financial statement and assist with preparation of variance Report, Owner's Letters and Executive Summaries.
- Produces weekly management reports.

- Complete all equipment and supply leases/purchases for the Property.
- Receive all Developer, Homeowner's Association or Property invoices, review and submit invoices to Regional Accounting Department or Management Company for processing and payment.
- Deliver accurate and timely reporting by effectively managing and coordinating with the building staff.
- Perform lease audits, property inventory and service contract reviews.
- Analyze and report property financial statements and activity monthly
- Assist the Asset Manager with the preparation of Variance Report, Owner's Letters and Executive Summaries.
- Oversee current service contracts, arrange for new contracts, and terminate existing contracts as required.
- Performing due diligence duties such as lease audits, property inventory and service contract reviews. Maintains and oversees current service contracts and arranges for new or termination of existing contracts as required.
- Proactively track upcoming contract end dates to initiate renewal offering.
- Facilitate communication between the Construction Team/ Maintenance Supervisor and insurance carrier, fire protection, police department, and other agencies having jurisdiction over property to ensure that property compliance with codes and regulations of each agency.
- Research and understand required permits and licenses for the property.
- Apply and attain all required permits and licenses to ensure building compliance.
- Monitor expiring permits and proactively renew them prior to expiration.
- Assist the Construction Team or Facilities Director in maintaining contact with insurance carriers, fire protection, police departments, and other agencies having jurisdiction over property to ensure that property is complying with codes and regulations of each agency.

QUALIFICATIONS
- Bachelor's degree
- Management/employee development experience
- Minimum two (2) years of experience in property management/leasing/operations.
- Success in Leasing environment
- Ability to sell/lease and drive sales without hesitation
- Proficiency with Yardi
- Full comprehension with Microsoft Office (Outlook, Excel, Word)
- Proficiency with modeling investments in Excel and knowledge of database, financial and project management applications
- Strong knowledge of operations with budget formulation
- Excellent verbal and written communication skills
- Solid analytical, organizational skills and ability to multitask
- Keen attention to detail with a proactive problem-solving approach
- Ability to work independently and as part of a team
- Ability to make decisions and initiate action within established guidelines
- Comfortable working under pressure, handling stressful situations, and acting decisively in an aggressive environment
LANGUAGE SKILLS
Ability to comprehend the most complex instructions, correspondence, and reports. PHYSICAL DEMANDS
