Job is located in Fairbanks, Alaska
As a Community Manager, you will be responsible for building a strong relationship with our residents, prospects, portfolio manager, and the on-site team. In this role, you will be responsible for the overall operations of the community while maintaining the maximum revenue potential of the community.
Duties and responsibilities are but are not limited to, the following:
· As the leader:
- Manage, lead, develop, and motivate a high-performing onsite team while running a multimillion-dollar, multi-family apartment community.
- Maintain a community culture focused on enhancing our residents’ way of life while providing excellent customer service and building a community so residents will “Love where you live.”
- Provide guidance when residents have problems and using sound judgement to help find solutions.
- As the mentor:
- Lead by example so your team will go above and beyond for the community.
- Have an open-door policy where team members feel comfortable sharing exciting news in their life to planning a resident event.
- Set goals to challenge yourself and your team; making sure to hold yourself accountable for the success.
- As the business operator:
- Know how to manage money, prepare budgets and ensuring expenses don’t exceed income.
- Be skilled at assessing current market rent values of the community and looking for ways to increase NOI.
- Be proficient with tax credit properties
- Staying on top of occupancy and resident retention.
- Keeping existing residents happy and wanting them to be proud of where they live.
- Providing team members, residents, and vendors the information they need, because communication is key.
- Support the community by participating in resident events and activities.
- Take a proactive approach with vacancies by achieving timely unit turnover in partnership with maintenance and implement a marketing program that will pre-lease apartment homes.
What we are seeking:
A professional, relationship-focused Community Manager who can effectively work with the community team to carry out the daily operations of the community while building relationships with residents.
- Are you a team player who takes a ‘we’ over ‘me’ approach to building and sustaining relationships with others.
- Are you determined, ambitious, and self-motivated.
- Do you have prior multifamily property management experience - preferred.
- Do you have excellent communication skills; must be proficient in speaking, reading, and writing in English.
- Do you have strong computer skills, including MS Office, property management software ie. App Folio, One Site and/or Real Page.
- Do you have a CPM, RAM or ARM certification.
- Are you Experienced in Tax Credits Properties
- Valid driver’s license, vehicle insurance and an operable vehicle.
Job Type: Full-time
Pay: $50,000.00 per year
