Full description of the position

We are a Luxury Apartment Community in the Main Line Philadelphia area seeking a Property Manager for our affluent residential apartment complex. This experienced self-starter will be responsible for developing and implementing property-wide strategies that deliver occupancy, client relations, and retention services to meet or exceed the needs and expectations of the brand’s target customer and employees, and provide a return on investment. The Candidate will implement training programs related to property management reinforcing constant quality service.

Responsibilities:

• Implement high standards for all aspects of leasing our high end residences.
• Operate within the constraints of the site's budget including financial analysis and closing ratios. Provide timely reporting of financial performance and projections.
• Manage facilities and all departments working within the building to increase its value through superior care. Serve as the liaison to the Marketing Company for all internal/external marketing deliverables.
• Possess knowledge of the target area and demographics and that of its competitors.
• Working with the Maintenance Manager, hire and approve work by subcontractors, assure work quality is representative of property standards, as well as seek and solicit vendors to bid capital projects; act as onsite liaison.
• Develop and implement property-wide strategies that deliver products and services to meet or exceed the needs and expectations of the target customer and employees.
• Continuously identify and correct building and service defects while providing increase in value.
• Build owner loyalty through proactive communication, setting and managing expectations and delivering solid business results.
• Review Owner engagement survey and prepare yearly action plans, comment cards, guest satisfaction results and other data to identify areas of improvement.
• Evaluate if Operations Team is meeting service needs and provide feedback to team.
• Participate in public space walk-throughs with Engineering and Housekeeping to ensure public space and back of the house areas are well maintained and preventative maintenance processes are in place: Tour building on a regular basis speaking with employees and owners to assess operational opportunities.
• Must be actively involved in the local community and build strong relationships with local officials, businesses, and customers. Be a Representative of the property in all leadership actions.

Qualifications:

• 3-5 Years of experience in a senior management position of a Luxury Residential Property
• Experience in guest services, front desk, housekeeping, sales and marketing, management operations, or related professional area.
• Property work experience, demonstrating progressive career growth and a pattern of exceptional performance.
• Able to adhere to the four pillars of Operational excellence: Owner and employee engagement, financial excellence and Property Management
