Job Title: Property Manager

Full-time

Position Summary: The Property Manager is an on-site position responsible for protecting and maintaining the real property assets through managing occupancy, expenses, maintenance, and staff, vendor, and resident relations.

Essential Job Functions:

· Promotes and enforces company policies and procedures and conducts business in accordance with employment and housing laws and regulations.

· Controls expenses through review and reporting variances on financial statements, properly forecasting current and future needs.

· Generate income with increased occupancy, decreased delinquency, and rent and fee collections.

· Oversee lease processes, reviews, and assigns leads, audits system for proper lease processing and notes.

· Proofreads all lease/sales paperwork and processes move-ins and move-outs.

· Supervise property staff to ensure goals are met; including reports, training, and performance management.,

· Ensure all required daily, weekly, monthly, and quarterly reports are submitted accurately and in a timely manner.

· Handle all resident issues and escalations in a professional manner.

· Manage companies turn policy to ensure homes are available for residents in a timely manner.

· Physically inspects properties to identify & report service needs, enforce cleanliness and safety standards.

· Inspects work in progress and "market ready" vacancies daily to ensure cleanliness.

· Monitors all projects, sourcing vendors, submitting contracts, directing team, and reporting to management.

· Review data on financial statements, property management activity and performance reports to measure goal achievement and determine areas needing improvement.

· Maintains awareness of local market conditions and trends. Contributes ideas for marketing property and for improving resident satisfaction.

· Oversee planning and execution of resident events.

· Responsible for onsite maintenance projects, obtains and reports bids to management for outside contractors, submits proper documents to A/P & A/R department, oversee timeline and report issues to management.

Competencies

1. Proficiency in MS Office applications (Excel, Outlook, Word).

2. 3 years of single or multi-family Property Management, Property Operations, or Real Estate preferred.

3. Driver's license and reliable transportation required.

4. Bi-Lingual (English/Spanish) mandatory

5. Rent Manager software experience, preferred not required.

Pay: $35,000.00 - $42,500.00 per year
