SHOPPING CENTER COMMERCIAL PROPERTY MANAGER
Job Title: Commercial Property Manager
Department: Property Management
This position is accountable for the overall management, direction, and coordination of all shopping center operations for projects. The position ensures shopping center operation’s objectives are met or exceeded for NOI growth and rent collection with quality results that consistently improve the profitability of the shopping center and subsequently the investors. The position achieves these objectives through key supervisors in operations, marketing, specialty leasing, and common area operations including third party contractors.
QUALIFICATIONS:
- B.A. or B.S. degree or equivalent experience.
- 5+ years prior management experience in retail.
- Hawaii Real Estate License
- Excellent communication skills - verbal and written.
- Thorough knowledge of the operations of a shopping center including conformance to budget standards and the day-to-day operation of maintenance, security, and housekeeping functions.
- Ability to communicate effectively with tenants, vendors, employees, and managers regarding center operations or personnel issues to ensure the smooth operation of the center.
- Ability to work a rotating schedule during the hours the center is operating.
- Ability to analyze budget numbers for conformance to budgetary guidelines.
- Ability to monitor and develop subordinates to ensure the smooth operation of the center.
- Must inspect the property daily.
- Must be able to cope with shifting priorities, difficult situations, and deadlines.
JOB RESPONSIBILITIES:
❑ Review, audit, and supervise work by property management staff.
❑ Special Projects to maintain policy and controls of procedures.
❑ Full financial responsibility; budgeting, re-forecasting, improving net income beyond approved budget.
❑ Collect all billed rents in full and on time.
❑ Ensure effective cost control and profitability for center. Identify problem areas and proactively improve performance. Recommends annual operating budget and execute plan within guidelines.
❑ Maintains communications with tenants to improve performance. Promotes effective business relationship to convey corporate operational policies.
❑ Ensures compliance with established lease obligations including operating requirements, hours of operation and use clause. Has good working knowledge of lease requirements.
❑ Train and supervise center personnel. Sets goals and evaluates performance. Ensures compliance with corporate personnel policies and applicable laws.
❑ Manages property safety and risk review.
❑ Monitors crime statistics.
❑ Ensures compliance with center management operations procedures and applicable government regulations. Takes corrective action, as needed.
❑ Contracts with outside vendors; prepares scope statement and obtains bids.
❑ Drafts contracts for contractors and vendors for signature.
❑ Monitors contractor’s performance and adherence to contract obligations and ensures timely completion of project.
❑ Reviews and approves accounts payables.
❑ Prepares and/or completes all periodic reports in a timely, professional manner.
❑ Evaluates for property needs and recommends improvements as required.
❑ Executes approved projects in a timely manner – ensures scope accuracy and compliance.
❑ Oversees the condition and maintenance programs of key asset systems, HVAC equipment, vertical transportation, electrical equipment, and property vehicles.
❑ Monitors on-site tenant construction for compliance with approved plans. Works proactively with others to ensure minimal revenue loss from commencement dates.
❑ Oversees the management of the marketing program. Programs are consistently innovative, targeted, and effective; budget well prepared and executed; graphic quality and consistency maintained.
❑ Maintains positive relationship with local community. Has good working knowledge of political and regulatory changes that may impact center operations. Takes immediate action to inform others, as required.
❑ Effectiveness in using oral and written communication and keeping employees, merchants, regional and corporate management informed.
❑ Working knowledge of other corporate departments. Ability to provide interface and cohesiveness with the other departments that impact center management.

Job Type: Full-time
Pay: $50,000.00 - $60,000.00 per hour
