Full description of the position

ASSET DIRECTOR JOB DESCRIPTION

This position requires full understanding and active participation in fulfilling the mission of MEB. It is expected that the employee demonstrates behavior consistent with MEB’s core values.

The Asset Director is totally accountable for oversight of all aspects of operations of multiple units (1200 + units in a large area remote from the corporate office). The purpose of the Asset Director is to enforce consistent implementation and execution of policies and procedures of MEB Management Services.

  • Responsible for the tactical execution and communication of the company strategic direction.
  • Responsible for ensuring consistent implementation of community programs including the new and renewal sales process.
  • Mentor, coach, supervise, and develop site staff.
  • Develop and manage individual site business plans including investment objectives, sales goals and market positioning, people, asset quality, and financial goals and objectives.
  • Responsible for timely preparation of rent ready apartments to fully meet demand.
  • Must be able to describe the overall makeup, including but not limited to: strengths, weaknesses, and needs of each property in the portfolio.
  • Determine, implement and follow up on any corrective action plans for deficiencies found at a property.
  • Responsible for review and approval of all property purchasing with complete adherence to the expense budget.
  • Responsible for property risk management, safety standards and employee and resident liability.
  • Responsible as the recognized final destination of all resident customer service escalation process.
  • Responsible for creating and submitting all required or requested reports in a timely manner.

Normal Hours:

  • Full time – At least 40 Hours per week – Must be available on weekends for staffing needs and emergencies.

Essential Job Functions:

  • Regular and reliable attendance and punctuality at work.

Housing, Americans with Disabilities Act and all other laws pertaining to apartments.

  • Develop and set project goals to maximize revenue and control expenses.
  • With the assistance of the community staff, formulation of annual budgets for each upcoming calendar year. Review and submit, on or before August 15, the budget to the Vice President for approval process.
  • The Asset Director is responsible for staying within the established budget guidelines throughout the year.
  • Analyze monthly statements and variances for each property and report those variances to the owner.
  • Maximize revenue by control of expenses and/or improved income.
  • Responsible for approving all invoices for payment. Analyze and approve expenditures in the $500 ‐ $1,500 range. The Vice President must approve larger expenditures.
  • Recruit, select and place qualified personnel needed to meet the staffing level established for each assigned community and oversee compliance with MEB’s policies related to employment and Human

Resources.

  • Responsible for overall direction, coordination, and evaluation of the all‐site personnel.
  • Provides ongoing training and motivation for on‐site staff as well as ongoing supervision and performance evaluation.
  • Communication, implementation and follow up of owner’s objectives for each property.
  • Communication with client/owners is of the essence. Responsible for communicating and updating clients/owners on operational, financial and other pertinent information on a regular basis, not less than weekly and as necessary.
  • Support site manager in negotiations with major vendors.
  • Make weekly routine inspections of properties to ensure compliance with Company policy and to review project operation.
  • Recommend maintenance and capital improvements for each property and continually act in a manner such as to maintain and enhance the value of the assets under his/her supervision.
  • Take part in preparing for new acquisitions as it relates to purchase for fee management. Assist MEB in identifying areas of growth.
  • Accommodate and tour visitors, such as investors, bankers, brokers/dealers, and other officials.
  • Participate in special assignments from time to time as directed by the Vice President.
  • Communicate appropriate information between properties, corporate office, and legal counsel to avoid negative legal consequences
  • Act as a liaison between upper management and site personnel.
  • Review and recommend salary adjustments of site personnel.
  • Responsible for full compliance with the management agreement. Fully documents, in written form, the relationship with the owners.
  • Responsible for all necessary measures so that all projects operate in compliance of all local, state and federal law.
  • Implement advertising programs to fulfill property performance objectives and ensure maximum cost effectiveness.
  • Adjusts rents as necessary according to availability and based upon quarterly written review of market conditions.
  • Develop short‐ and long‐term rental programs.
  • Review market surveys on a regular basis and make adjustments according to conditions in the marketplace.
  • Provide ongoing training for leasing personnel, i.e., monthly sales and marketing seminars.
  • Schedule shopper’s reports quarterly. Review with site personnel to ensure that quality customer service is provided in an enthusiastic and consistent manner as the company standard.
  • Responsible for implementing and monitoring marketing program so that MEB on‐site marketing efforts are consistently the best in the industry.
  • Responsible for seeking educational opportunities and self‐improvement for personal growth and development, and for implementing and monitoring such program for portfolio.
  • Coordinate’s efforts in safety and security awareness.
  • Oversees the development, revision, and printing of various publications such as an apartment life handbook, other related brochures or materials as needed.
  • Communicates apartment life benefits and desirability of residency through the implementation of a leasing plan.
  • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Responsible for thorough knowledge and adherence of the Company’s Policies and Procedures.
  • Responsible for maintaining the required property dress code and ensuring a professional appearance and attitude at all times.
  • Responsible for maintaining Grace Hill /Vision training as required.
  • Performs any additional duties or tasks as assigned by the Vice President or Ownership.

Supervisory Responsibilities:

  • Manages 2 – 10 Managers who supervise a total of 1‐12 employees on‐site.
  • Is responsible for the overall profitability, financial direction, coordination, and evaluation of communities within the assigned portfolio.
  • Carries out supervisory responsibilities in accordance with the Company’s policies and applicable local, state and federal laws.
  • Responsibilities include but are not limited to: interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; motivating, rewarding, and counseling employees; and utilizing an educationally based performance focused management model.

Staff Relations:

  • Reports to the Vice President.

Language Skills:

  • Demonstrate ability to communicate clearly and concisely, both verbally and in writing, in English for business necessities including: o Communications with customers, coworkers, supervisors, and vendors o Emergencies or other situations in which team members must speak a common language for safety
  • Experience in producing and presenting formal reports to management
  • Possess effective facilitation skills to manage conflict and resolve disputes.

  • Proof of residency or eligibility to work in United States at time of hire.
  • Certificates, Licenses, Registrations: Arizona Real Estate License Required. ARM, CPM or CAM designations preferred.

Desired Qualifications:

  • College degree preferred in a related field. High school diploma or general education degree (GED) with a minimum 10 years property management and/or related management experience and/or training. A track record of progressively more responsible positions in management is required.
  • Sales and marketing management experience.
  • Working knowledge of eviction law, Fair Housing mandates and other legal issues affecting property management.
  • Ability to communicate both verbally and in writing.
  • Effectively present information and respond to questions from groups of managers, clients, residents and the general public.
  • Ability to work with mathematical concepts such as probability and statistical inference. Must have the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Ability to compute rate, ratio, percent, commissions and work within budgeted guidelines.
  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Computer proficient in Windows, MS Office, Word, Excel, Outlook, Yardi or related property management software equivalent and the Internet.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral diagram, or scheduled form.
