Full description of the position

We are looking for a knowledgeable, energetic and dynamic leader with sufficient management, marketing and leasing experience to manage 2 cooperatives, several multi-family rental properties and a few commercial buildings. The Property Manager's responsibilities include overseeing the overall day-to-day operation of the property while also managing all the activities within leasing, revenue management, fiscal planning, and resident and community relations.

Your responsibilities will include:

  • walking the properties regularly and meeting with owners and maintenance staff to identify all maintenance issues and capital improvements that need to be addressed
  • inspecting units as they become available and assisting owners and residents with marketing, leasing and sales
  • working closely with maintenance staff and leasing agents to ensure efficient turnovers, maintaining optimal occupancy levels and minimal vacancy
  • maintaining relationships with the residents to ensure they are complying with their leases and occupancy agreements and following all rules and regulations
  • ensuring all residents are receiving the best customer service and that all their needs are met.
  • working with the maintenance staff and contractors to ensure all work orders, renovations and capital improvements are completed in a timely fashion and that all the physical needs of the properties are addressed in an efficient and professional manner and that none of the property needs are neglected or inadvertently overlooked.
  • securing bids from outside contractors as needed, negotiating contracts for renovations and capital improvements and overseeing all projects through to satisfactory completion.
  • Attending weekly, monthly and annual meetings with management team and co-op boards as needed.
  • Assisting the management company with developing and managing annual budgets by forecasting requirements and analyzing variances, data and trends
  • Overseeing properties’ personnel and assessing their performance on an ongoing basis
  • Accomplishing financial goals and reporting periodically on financial performance
  • Consistently staying current with job and market knowledge
  • Assist management office with collections and occasional court filings and evictions for multiple properties

The goal is to maximize asset value, customer satisfaction and revenue.

Skills

  • Proven work experience as a community/site manager
  • Fully understanding property management and its physical and financial aspects
  • In depth knowledge of all rules and regulations surrounding property management and co-op ownership and management
  • Competency in office related software and relevant databases and software
  • Customer focus and bottom line orientation
  • Interpersonal savvy with strong communication and presentation skills
  • Well organized with excellent time management skills
  • Valid real estate agent/broker license preferred
  • Extreme comfort with technology, ability to learn and adapt new systems, especially the use of mobile devices and apps etc.

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year
