Seeking an enthusiastic, fun, team leader to join our team as Community Manager in St. Paul, MN.
We are looking for a Community Manager to manage a brand new luxury apartment community opening August 1st on Grand Ave in St. Paul, MN.
The Property Manager is a passionate leader who focuses on providing superior resident customer service, while also managing the day-to-day operations of multi-million-dollar apartment community. This position requires unmatched customer service and individuals who thrive in a customer-centric, fast-paced environment.
This position is a full-time position and requires the availability to work some nights, weekends, and occasional holidays as needed.
ESSENTIAL FUNCTIONS
To manage on-site operations, including, but not limited to, the following:
· Greets all visitors, Answers incoming calls, makes appointments, shows apartments, takes and verifies applications to completion.
- Maintain accurate knowledge of apartment availability, rates and community features.
- Prepares and maintains resident files and relevant paperwork, ensuring completeness and accuracy of all paperwork and documentation
- Keeps resident listings up-to-date.
· Completes process for lease signings and follows through with all appropriate paperwork.
- Conducts market surveys
- Plan and coordinate resident events/functions.
- Address the concerns of current and prospective residents in a friendly, timely, and professional manner and direct pertinent issues and matters to the Operations Manager
- Helps set the standard on how other staff members engage prospective and current residents.
- Works closely with all Team Members to meet resident service needs individually and as a group.
· Keeps management office and all common areas of the community neat and clean at all times.
- Responsible for rent collection, striving for zero delinquency and ensures accuracy and timeliness of bank deposits, and computer data.
· Sends notices, makes phone calls and visits to apartments for any late balances.
· Completes data entry as needed, such as marketing information, vacate notices, rent adjustments, service requests, and so on as required.
· Manages move-in / move-out procedures, including unit inspections, security deposit processing and unit preparations.
- Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments are inspected to ensure all apartments are move-in ready to DM Companies’ standards
- Complete community inspections as needed
- Maintain vendor/contractor communications concerning scheduling, billing, and vendor relations, and process invoices in a timely manner
· Works within approved budget; Develops and implements cost saving measures.
· Supervises all on-site personnel.

Qualifications:
- High school education or equivalent is required
- Working knowledge of Microsoft Word, Excel, Outlook
- Knowledge of basic accounting practices
- Intermediate computer and Internet knowledge
- Prefer knowledge of property management software programs
- Handle high stress situations effectively
- Exhibit leadership skills
- Time management skills and ability to prioritize wisely
- Customer service orientation
- Sales background
- Ability to organize and prioritize work projects.
- Ability to work with confidential information.
- Ability to engage and communicate effectively with prospective and current residents, owners, vendors, and colleagues.
Physical demands:
- The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
