Commercial Leasing Representative

Well established residential/commercial builder/developer in Fairfax, VA seeking a Commercial Leasing Representative (CLR) to assist with property management, marketing and leasing of our commercial property portfolio (office/flex buildings) in Fairfax, VA and the surrounding area. The CLR will work closely with the Property Manager and the Owners to lease available suites/properties within the portfolio to prospective tenants.

Duties to include, but not be limited to, the following:

  • Prepare, review, edit and maintain lease documents including but not limited to Lease Proposals, Letters of Intent (LOI’s), Leases, Addenda and Commission Agreements.
  • Engage with clients, brokers, agents and prospects to successfully define the parameters, lease terms and limitations surrounding a possible lease/renewal and related agreements in a timely manner.
  • Schedule all aspects of the position.
  • Handle incoming phone calls and electronic communications.
  • Maintain physical and electronic lease files.
  • Update/maintain multiple listings with property specific information (descriptions, photographs, virtual tours, etc.).
  • Utilize marketing websites and web-based marketing avenues such as COSTAR, LoopNet, Bright MLS, etc. to advertise and promote assigned properties to the brokerage community and end users.
  • Conduct local and sub-market analysis for existing inventory and competitive properties to ensure accurate marketing and competitive pricing with regards to market rent, tenant improvements, rental abatement, etc.
  • Conduct credit checks, collect pertinent financial information, and perform necessary due diligence on prospective tenants and compile to present to the Property Manager and the Owners.
  • Hold weekly leasing meetings to discuss prospects, properties, marketing/advertising and share ideas with the Property Manager and the Owners.
  • Collaborate with the Property Manager to forecast quarterly, semi-annual and annual leasing goals for the Owners.
  • Help set-up/maintain social media marketing platform and Website.
  • Negotiate with prospective tenants and tenant representatives on Owner’s behalf.
  • Remain knowledgeable about real estate markets and best practices.
  • Able to represent/sell properties through knowledge of suite/property amenities.
  • Maintain a good standing relationship with current tenant base.

Qualification should include, but not be limited to, the following:

  • Possesses a valid Real Estate License in either VA, MD and/or DC. If you do not have an active license, the right candidate will receive the training and assistance to get a VA Real Estate License.
  • Education: Bachelor’s Degree or higher (Preferred). Comparable work experience is acceptable.
  • Experience in sales and/or marketing (Preferred).
  • Displays exceptional negotiation and persuasion skills.
  • Has excellent problem-solving skills.
  • Displays excellent verbal and written communication and organizational skills.
  • Must be available for after hour showings. Not the norm but certainly a possibility.
  • Displays proficiency in MS Office Applications (Word, Excel and Outlook).
  • Displays a high level of professionalism, attention to detail, and ability to maintain absolute confidentiality and integrity.
  • Has excellent client service mindset and attitude.
  • Has the ability to professionally and courteously greet and assist clients, contractors, vendors and visitors in person, on the phone and electronically.
  • Be able to manage time efficiently and displays the ability to prioritize and multitask.
  • Displays the ability to apply common sense understanding to carry out written/verbal instruction.

Compensation Package:

  • Salary: $45–$55K (based on experience) per year with bi-weekly payroll plus commission of sales.
  • Hospitalization: Full time salaried employees are eligible for coverage immediately for hospitalization and Term Life Insurance in the amount of Ten Thousand and 00/100 Dollars ($10,000.00). The company provides life insurance at no cost to the employee. Employees participate in the cost for hospitalization insurance. Dependent coverage is available for insured employee’s family with the employee paying the dependent premium.
  • Holiday, vacation and sick leave policy for all employees.
  • Working Hours: Monday through Friday from 8:30 am until 5:00 pm with one (1) hour for lunch.

Job Type: Full-time

Pay: $45,000.00 - $55,000.00 per year
