Job Description

We are looking for a rock star Lease-Up Property Manager at The Rigsbee Collection in Durham, NC!

Responsibilities include:

· To carry out all duties and responsibilities specifically assigned by the Area Manager including mentoring, training, and leading the on-site team and being directly responsible for their success and growth. Hold on-site team accountable for their performance in accordance with policy and procedures.

· Interview prospective residents, qualify them by their needs, and input their information into the computer on a guest card.

· Accompany prospective residents to community ready vacant units, helping them in their decision making by selling the benefits and amenities of the community.

· Follow-up promptly with all phone, online, and walk-in leads.

· Be able to proactively and professionally ask for leasing commitment from all qualified prospective residents.

· Qualify prospective residents; verify applications, credit information and previous rental history. Prepare lease and move-in documentation and all related paperwork.

· Collect all rental payments and fees due at move-in.

· Promote a positive and proactive approach to resident relations and service.

· Walk and inspect amenities, tour route, and ready vacant units on a daily basis confirming all is ready.

· Assist in the planning and hosting of resident events and marketing initiatives.

· Maintain knowledge of the apartment marketplace through regular competitive property visits and inspections.

· Audits records and files to identify dates requiring administrative action such as lease expirations, renewals, rent increases, delinquent accounts, evictions, and other time sensitive issues.

· Assists in the marketing of available apartments by updating digital, print, and other marketing material. This includes community outreach marketing.

· Assists the maintenance staff in scheduling repairs in response to service requests from residents as well as inspecting and approving market ready apartments.

· Creates a maintains a positive environment for residents that includes providing services and planning and hosting resident events.

· Prepares and implements a marketing plan for the property each year. Develops and implements resident retention, marketing and advertising program.

· Prepare annual operating budget; submits regular reports on property status such as variance and occupancy reports. Is responsible for maintaining budgeted occupancy levels at approved rental rates.

· Complete Deposit Accounting for past resident move-outs and cancelled/denied applicants in a timely manner and per lease stipulations.

· Generate lease renewal proposals and offers according to budgeted renewal increase parameters. Submit to supervisor for approval in a timely fashion. Required to send lease renewal offers to residents in accordance with the terms of the lease agreement.

· Complete payables in Yardi, which includes coding and approving invoices in a timely fashion and as directed by supervisor.

· Collect receivables accounts and handle operating expenses in accordance with the approved property budget.

· Negotiate lease/contracts with contractors in a timely and reliable manner. Maintain vendor records including W9 & COI.

· Assist in achieving the highest possible NOI through effective cost control while maximizing revenue. Report periodically on financial performance.

· Coordinate with construction team to verify completion of buildings & units. Inspect building & units and hold construction teams to deadlines and outlined by ownership/management. Maintain open communication with construction team to ensure timely delivery of units to stay on track with leasing goals and expectations.

Background:

· Experience with Yardi, RENTCafe and RENTCafe CRM strongly preferred.

· Background in apartment industry required with at least 1-3 years of experience as a Property Manager. Lease-up experience required.

Characteristics Required:

  • Proven work experience as property manager.
  • Must have prior lease-up experience.
  • Fully understanding property management and its financial aspects.
  • In-depth knowledge of all rules and regulations surrounding property management.
  • Competency in MS Office and relevant databases and software.
  • Customer focus and bottom-line orientation.
