JOB TITLE: COMMUNITY SALES MANAGER (CSM)

Job Summary:

Community Sales Managers (CSMs) are primarily responsible for making sales of newly-constructed homes. Community Sales Managers fulfill their primary responsibility of selling homes by, among other things, demonstrating product features, architectural designs, and benefits to potential homebuyers. Employees will utilize sales and marketing techniques, Company guidelines, and knowledge of their assigned communities to achieve Company goals and ensure customer satisfaction. In order to perform their duties and responsibilities, Community Sales Managers are required to customarily and regularly work away from their model home or job site locations.

Duties and Responsibilities

  • Effectively procures and manages sales generation by utilizing Company marketing materials, model homes, local resources and Realtor relationships. Leaves the model home to show the community, lots/homesites and spec/inventory/QMI homes to prospects and Realtors.
  • Markets Company and community(s) by participating in local events and attending local sales organization meetings.
  • Guarantees a realistic and satisfactory home building experience for the buyer by proactively communicating to the home buyer during the entire home building process. Communicates appropriate information to other Pyatt personnel (e.g. Production, Design Studio, Lender partners, etc.). Attends Buyer-Builder/Pre-Construction and Pre-Closing walk-through events as needed. Shows/walks lots/homesites and homes under construction with customers under contract.
  • Ensures weekly status updates to customers/buyers and applicable Realtors.
  • Demonstrates property lines on developed and undeveloped lots, as well as locations of exterior features (such as utility pedestals, easements, drainage swales, etc).
  • Serves as the trusted advisor/primary point of contact for homebuyers from initial meeting through home closing. Scope may vary during phases of the sales process.
  • Generates excitement by effectively identifying needs of potential homebuyers and matching related solutions.
  • Maintains buyer interest by effectively using listening and negotiating skills when confronted with objections, skepticism, conflict, etc., and counters with specific alternatives.
  • Builds confidence with potential home buyer by selling features and benefits of Pyatt Builders product and experience to include: Company history and culture, community advantages, finance programs able to be tailored to buyers’ needs, and additional advantages relative to the company and/or community.
  • Visits competitor models and communities in order to comparatively shop their offerings.
  • Develops and maintains relationships with Realtors by visiting and meeting with them outside of our model homes and job sites.
  • Participates in company meetings and functions as directed.
  • Meets with construction team personnel regarding any issues/status of homes, including meetings at the home under construction and lots/homesites where construction will take place.
  • Ensures fair and consistent treatment by effectively solving problems when they occur, to the extent empowered to do so. Communicates results effectively to required stakeholders.
  • Optimizes information flow by constantly and correctly utilizing Company systems and reporting systems as directed, which include, but are not limited to, Builder Lynx CRM, contract, and reporting elements.
  • Provides management prior notification, and receives approval, for any period of model closing during advertised consumer hours.
  • Community Management – driving and walking communities of responsibility to check on appearance of signage, jobsite and community cleanliness, landscaping, inventory homes, overall maintenance status.

Community Sales Managers must spend their time in a manner that best furthers their primary job duty of selling newly-constructed homes. Community Sales Managers must use their best judgment in scheduling their days, to be in the community at the same time as customers in order to make sales.

Requirements

It is required that all New Home Consultants have a personal cell phone for business use and follow Company guidelines on customer and internal communication requirements.

Minimum Education Experience

Associate’s degree (A.A.) or equivalent in specialized training from a two-year college or technical school combined with at least one year of relevant course study including seminars and workshops in sales and marketing techniques and/or one to five years of related experience and/or training; thorough knowledge of housing and new construction market.

Ability to interpret, analyze, and evaluate given information relative to selling techniques and potential homebuyer issues. Self-motivated with persuasive, enthusiastic and customer-service oriented personality and outstanding negotiation and organizational skills; detail-oriented aptitude. Outstanding verbal and written communication skills for high interaction with a variety of people inside and outside of the organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority and take risks in an environment with little direction from others.
