UDR is excited to announce an opening for an addition to our Inside Sales Team at our corporate office in Highlands Ranch, CO.

GENERAL SUMMARY OF DUTIES: A closer who is responsible for business-to-consumer outbound lead follow-up to cold, lukewarm, or stale prospective renters. Accountable for relationship-building with key stakeholders in property operations. Adheres to a high standard of lead management best practices as outlined by Management. Entrepreneurially-minded individual with a focus on streamlining efficiency and implementing innovative solutions.

SUPERVISION RECEIVED: Reports directly to the Manager – Sales and Renewals

ESSENTIAL FUNCTIONS:

Complete outbound lead pipeline follow-up to cold, lukewarm, or stale prospective renters via phone, email, and text. Heavy focus on lead nurturing; including prospects that are difficult to close, have long sales cycles, or have received poor customer service in the past.

Provide cold calling and establish rapport with a customer within minutes of initial contact.

Inform prospects about the apartment communities’ selling features and match prospective renters to apartment homes that meet their specifications. Must be capable of overcoming objections, cross selling, and upselling floor plans and/or communities whenever possible.

Set appointments for prospects to tour communities.

Work closely with the on-site property sales team to lease apartments. When the property has online leasing, secure the application from the prospect via the website. Will contribute to the actualization of budgeted/targeted occupancy goals.

Establish rapport with on-site sales associates at assigned properties across diverse asset-quality and geographic regions. Facilitate a culture of cross-collaboration between the corporate Inside Sales team and the on-site property sales team.

Convey clearly the value proposition in leasing at any one of 20-30 assigned Company properties. Supported properties can change on a quarterly or biyearly basis.

Update supported properties’ selling documents on a biyearly basis. Gather property Knowledge Base, inclusive of: floor plans, property/unit amenities, contact list, pet policy, property maps, application/leasing funnel, and market competitors, amongst many other touch points.

Focus on setting lead management best practices at supported properties. Clearly communicate sales tools and techniques to a diverse audience, with varying levels of aptitude.

Manage and maintain an Excel lead pipeline spreadsheet for supported properties, including formatting and filtering on a daily basis.

Update and maintain property prospective renters in the guest card database with attention to detail in documenting brief, but specific notes on every follow-up completed.

Provide exemplary customer service to both prospective renters, as well as, the on-site sales teams that manage Company apartment properties. Balance the needs of internal and external customers.

Find unique and creative ways to segment prospects for drip marketing lead follow-up campaigns.

Ensure follow through on all leads until considered “dead”. Manage time efficiently, as the individual property lead pipelines can number in the thousands of prospective renters.

Identify strategic opportunities for department growth and innovation.

Perform other duties as assigned or as necessary.
